According to Cotality’s latest Home Value Index, property conditions softened further over the winter quarter:

📉 National dwelling values fell 0.9% in August
📉 Down 3.1% over the three months to 31 August
🏙️ House values declined across almost all capital cities, with Darwin the exception

According to the latest Cotality data commissioned by the Mortgage & Finance Association of Australia (MFAA), brokers arranged a record 81.6% of new residential home loans in the June 2026 quarter. 🎉

💰 $139.08 billion in new home lending was facilitated through brokers during the quarter — an increase of $17.49 billion compared with the same period last year.

📈 And the long-term trend is clear:
🔹 2018: 53.9% broker market share
🔹 2026: 81.6% broker market share

🚨 Housing Affordability Hits a New Low — And Borrowing Power Is Taking a Major Hit! 🏠📉

Australia’s housing affordability challenge has reached its worst level in decades.

According to the latest realestate.com.au Housing Affordability Report, a median-income household earning around $125,000 a year could afford just 12% of homes sold nationally in FY26. 😮

📉 That’s the lowest level since records began in FY95, falling below the previous low of 14% during the FY08 financial crisis.

So, what’s driving the pressure?

💰 Borrowing capacity has fallen sharply following three consecutive RBA rate hikes in February, March and May.

🏦 Mortgage repayments are taking a bigger bite out of household income, reaching 35.5% nationally — higher than the 33.3% peak recorded during the Global Financial Crisis and the highest level since 1989.

🏠 Saving for a deposit is also becoming harder. A household saving 20% of its income would now need around six years to build a 20% deposit on a median-priced home.

And affordability didn’t improve in any state during FY26. 📊

👉 The key takeaway: It’s not just property prices that matter. Interest rates, borrowing capacity, household income, deposit savings and lender policies all play a major role in determining what you can actually afford.

🏠 Australia’s property market may have softened in 2026, but weaker national figures don’t necessarily tell the whole story.

🔎📈 For savvy investors, the key may be to look beyond short-term sentiment and focus on the fundamentals driving long-term housing demand.

According to InvestorKit, many of these fundamentals remain surprisingly strong:
💪 16 out of 25 key metrics were rated strong, including:
👨‍👩‍👧 Population growth
📍 People movement
💼 Economic activity
💰 Household income
🏡 Property listings and supply conditions

Interestingly, most of the nine weaker fundamentals were linked to RBA interest rate movements and recent government tax reforms.

🏦 The impact of higher rates has also been significant, with InvestorKit estimating that RBA decisions have contributed to a 15–25% reduction in borrowing capacity.

📉 At the same time, consumer confidence remains well below its long-term average, while negative media coverage and government intervention have added to market uncertainty.

But could this uncertainty actually create an opportunity? 🤔

When sentiment is low and some buyers choose to wait, prepared investors may have more room to negotiate and potentially secure quality assets at better prices. 💡🏡

🕯️ 圣乔治华人纪念碑委员会(St George Chinese Memorial Committee,SCCMC)于2026年8月28日在布里斯本新利班枫林大酒店举行慈善募捐晚宴。来自联邦、州及地方政府、中国驻布里斯本总领事馆以及昆士兰州多个族裔社区和华人社团的代表,与社会各界人士、企业家及爱心人士约250人齐聚一堂,共同缅怀170多年前远赴澳大利亚的中国先辈,并为历史文化传承及公益项目筹集善款。

晚宴开始前,与会嘉宾举行了庄重的点蜡烛纪念仪式,缅怀170多年前来到St George从事牧羊工作的中国先辈。

历史资料显示,大约在1848年前后,约300名来自厦门的华人来到St George,成为当地早期牧羊人。他们远离故土,在陌生的土地上凭借勇气、坚韧和勤劳,为当地早期发展作出了重要贡献。

铭记历史,是为了更好地走向未来;传承文化,是为了让记忆代代相传。

圣乔治华人纪念碑也将成为一座连接过去与未来、连接不同民族与文化的桥梁,见证澳大利亚多元文化社会共同发展的历史进程。

🚨 Inflation Comes in Hotter Than Expected — Could Another RBA Rate Hike Be Coming? 📈

Australia’s latest inflation figures have reignited concerns about another interest rate increase, with rising housing costs emerging as a major driver of price growth.

🏠 Housing inflation rose 5% in the 12 months to July, making it the largest contributor to annual inflation. Rising construction costs and rents continue to add pressure, with the cost of building a new home now more than 50% higher than at the end of 2019.

🏦 The latest inflation result has already prompted three of the Big Four banks to revise their rate forecasts.

🔹 NAB is now forecasting a 25-basis-point hike to 4.60% in September, while suggesting further increases could potentially be required.
🔹 Other major banks are also expecting another rate rise later this year.

📊 Other contributors to inflation included:
🍔 Food & non-alcoholic beverages: +3.2%
🚗 Transport: +1.6%
🎭 Recreation & culture: +2.6%

⚠️ The RBA’s own forecasts suggest inflation may not return to the 2–3% target range until at least mid-2027.

With inflation proving more persistent than hoped, the possibility of two further rate hikes is now being discussed by some economists.

🚨Australia’s inflation picture is keeping the pressure on, with three of the Big Four banks now forecasting another RBA rate hike before the end of the year.

Following the latest July CPI data, ANZ, NAB and CBA are all expecting a 25-basis-point increase — but they disagree on exactly when it could happen. 👀

📅 Their current forecasts:
🔸 NAB: September rate hike
🔸 ANZ: November rate hike
🔸 CBA: November rate hike

The RBA has already raised the cash rate three times in 2026, bringing it to 4.35%.

🏦 RBA Governor Michele Bullock has also indicated that another increase remains possible if it is needed to bring inflation back under control.

📊 Market pricing is also pointing to increased expectations of a hike, with futures recently suggesting around a 40% chance of a September increase, rising to approximately 97% for November if rates remain unchanged in September.

🗓️ The next RBA monetary policy meeting is scheduled for 28–29 September.

👉 For homeowners, buyers and investors, another rate rise could have a direct impact on mortgage repayments and borrowing capacity.
