🏠📉 Buyers Are Gaining the Upper Hand in Australia’s Property Market! 👀
After years of intense competition and rising prices, the balance may finally be shifting — giving buyers more room to negotiate. 🤝
According to Cotality’s latest Home Value Index, property conditions softened further over the winter quarter:
📉 National dwelling values fell 0.9% in August
📉 Down 3.1% over the three months to 31 August
🏙️ House values declined across almost all capital cities, with Darwin the exception
📊 Most capital cities have now recorded five consecutive months of price falls
What does this mean for buyers? 👇
💡 Less competition + softer prices = more negotiating power.
With demand weakening, sellers may have less leverage, potentially creating opportunities for buyers to:
🔎 Take more time to find the right property
💰 Negotiate harder on price
🏡 Consider properties that may previously have been out of reach
🤝 Secure better terms where sellers are motivated
But could this downturn last?
Probably not forever. 🏗️ Rising construction and replacement costs are creating a potential floor under property prices, meaning the current correction could prove relatively short-lived.
👉 For buyers, preparation could be key. If the market is giving you more negotiating power, you want your finance ready before the right opportunity comes along.
