That's why getting a home loan isn't always about finding the bank with the lowest advertised rate.

Tuesday Tips: This is something we hear is often forgotten about!

Property investment strategists and accountants love talking about depreciation schedules… and for once, they’re not just trying to sound smart. 😅

A depreciation schedule is essentially a report, usually prepared by a qualified quantity surveyor, that outlines parts of an investment property that may be claimable over time.

Why does that matter?

Because it can help your accountant work out deductions that may otherwise be missed.

That may mean:

✅ Better visibility around potential tax deductions
✅ Improved after-tax cash flow
✅ A clearer understanding of the property’s claimable components
✅ More confidence that you’re not leaving potential benefits on the table

This can be especially relevant for newer homes, recently renovated properties, or investment properties with updated fixtures and fittings.

It’s one of those behind-the-scenes tools that may not be exciting… but could make a meaningful difference over time.

So if you own an investment property and have never looked into a depreciation schedule, it may be worth asking the question.

Because “I didn’t know I could claim that” is not usually the goal.

Unfortunately, loyal customers aren't really looked after by the banks.
Over time, your interest rate can quietly creep up while newer customers are offered sharper deals.
That’s why it’s worth checking in on your loan every now and then.

Everyone wants the secret mortgage tip that will magically shift the dial. 👀

The clever loophole.
The lender nobody knows about.
The quick fix that suddenly adds $200,000 to their borrowing capacity or cuts 10 years off their mortgage.

And quite often, there may be a strategy or lender policy that makes a meaningful difference.

But most of the time, the best advice is far less exciting:

Be proactive.

Have your situation reviewed before you urgently need finance.

Find out what you can borrow.
Understand how your debts are affecting you.
Check whether your current loan is still competitive.
Learn what documents or savings you may need to turn that dial.
Identify the small changes that could improve your position over time.

You may discover that you are ready now.

You may also discover that you need six or twelve months to prepare—and that is still a valuable outcome.

Because once you know what needs to change, you can actually start changing it.

Too often, people wait for rates to fall, property prices to change, their income to increase or the “perfect time” to arrive.

Meanwhile, nothing moves.

The secret isn’t always finding a shortcut.

Sometimes, it’s simply getting advice, making a plan and taking the first step.

They did. A few times this year.

But here's where things get interesting... a few lenders have actually started trimming some of their fixed rates and investment loan rates. 👀

Confused? You're not alone.

The official cash rate and home loan rates don't always move in perfect sync. Banks also price loans based on funding costs, competition and, quite simply, how badly they want certain types of business.

Translation? 🚗💨
One bank might have the brakes on... while another is quietly hitting the accelerator.

So if you've assumed "everyone's rates are going up," it might be worth checking again.

💡 Whether you're investing, refinancing, or just wondering if your current loan is still competitive, it never hurts to know what's out there.
