Australian Home Prices Hit Record Highs After Rate Cut
In February, Australian home prices saw a significant rebound, rising by 0.4% and reaching record highs, according to the latest PropTrack Home Price Index. This marks a sharp contrast to the slight declines observed in recent months, with home prices now 3.94% higher compared to the same time last year.
Capital cities experienced a 0.45% increase, while regional areas rose by 0.28%, both setting new records for those regions.
Melbourne and Sydney Lead the Way; Hobart Lags Behind
Melbourne and Sydney were the standout performers, seeing increases of 0.67% and 0.50%, respectively. On the flip side, Hobart was the only capital city to report a small dip of 0.03%.
Despite a recent slowdown, Perth, Adelaide, and Brisbane posted impressive year-over-year gains, with prices rising by 13.12%, 11.91%, and 10.21%, respectively.
Economic Factors Behind the Surge
Eleanor Creagh, senior economist at REA Group, explained that the drop in interest rates in February played a significant role in the rebound. "The rate cut has improved borrowing capacity, made homes more affordable, and boosted buyer confidence," she said. "As a result, demand has picked up, pushing prices higher."
The Reserve Bank’s decision to lower the official cash rate by 25 basis points to 4.1% has had a direct impact on the housing market, making it easier for buyers to afford homes and boosting overall sentiment.
Though population growth is slowing, the ongoing shortage of new homes continues to strengthen the market. Looking ahead, home prices are expected to continue rising, though further rate cuts may not have as strong an impact on price growth as in previous years due to affordability challenges.
Brisbane, Perth, and Darwin Shine
Brisbane and Perth have maintained impressive annual growth rates, with Brisbane emerging as the second-most expensive capital city, according to PropTrack data. Meanwhile, Darwin saw home prices hit a new high, with houses outperforming units.
Melbourne’s strong performance in February was notable, though it contrasts with a weaker long-term trend due to factors like economic pressures and higher property taxes.
Challenges in Smaller Markets
Hobart's housing market remains subdued, with prices dipping for the third month in a row, though still higher than a year ago. Canberra also showed modest gains but remains below its peak levels from March 2022.
