The application wasn't the problem. The structure was.
Iโve seen this more than once.
A client comes to me thinking they have a borrowing problem.
The numbers look tight.
The lender doesn't quite fit.
The proposed repayments don't make sense for their cash flow.
The natural reaction is:
โWe need to find another lender.โ
But sometimes, that's not the answer.
Sometimes the real issue is how the home loan or investment loan has been structured.
The way the debt is split.
The repayment type.
How equity is being used.
Which debt is sitting where.
And, importantly, what the client wants to do next.
Change the loan structure, and suddenly the conversation with the lender can look very different.
That's one of the things I enjoy about mortgage lending and loan structuring.
The answer isn't always finding a different bank.
Sometimes it's looking at the same situation differently.
After years in the industry, I've learned not to ask only:
โWhich lender will approve this?โ
I also ask:
โIs this structured in the right way in the first place?โ
Because getting an application approved is the transaction.
Getting the structure right is the strategy.
