Importance for a First Home Buyer to have a good broker in their corner.
This week my client, a first home buyer, was looking to purchase a house after obtaining a pre-approval. They were looking to purchase before auction this weekend, I recommended that my client place an offer subject to Finance and Building Inspection.
The real estate agent said to the client that most likely the vendor won't accept the offer subject to finance, as it is too close to the auction day. the only way he may consider is if he was to increase his offer by $10K.
My advice to my client was, stick to your guns and place the offer you feel is right. I told him that the agent has an obligation to present every offer they receive to the vendor. The vendor subsequently accepted the offer on Monday night.
Fast forward to today, my client has received an unconditional approval and will now settle in 30 days.
Arm yourself with the right people and don't take no for an answer!
I am always in my client's corner!!

The same client, with the exact same finances:
Bank 1: "We can lend them $850,000

Bank 2: " We can lend them $915,000

Bank 3: " We can lend them $950,000

It's not even about finding the bank that's going to lend the max; it's about understanding just how different the banks are.

Finding the right lender can change everything. That's why having a panel of 35+ lenders, like we do, is essential.
