Another 25 basis point rate hike today.

Cash rate sits at 4.85%.
Borrowing capacity drops again.
Household spending tightens further.

For business owners, this creates a double squeeze:

Higher business finance and mortgage costs.

Customers tightening their own belts.

When government spending priorities feel disconnected from everyday economic pressures, the best response is internal financial control.

Clean numbers and smart debt structuring aren't optional anymoreβ€”they are your defence system.

Where to focus right now:

β†’ Establish Emergency Buffers: Ring-fence 3–6 months of operating expenses in an offset account to insulate against further shocks.

β†’ Audit Unused Credit Lines: Clean up undrawn limits that trigger bank facility fees without adding growth value.

β†’ Tighten Invoice Terms: Accelerate receivables (e.g., 14-day terms) to protect working capital before consumer spending slows further.

Focus on what you can manage inside your business walls.

What's your primary focus for Q4 cash flow? Drop a comment below.

I'm watching a completely different race.

Market consensus is tipping another hike.

Economists are already quietly flagging 2027 recession risks.

It’s easy to feel like your financial future is completely out of your hands.

The reality?
Waiting for central banks to dictate your monthly cash flow is a trap.

You don't need to guess where rates are heading to protect your home or business.

You just need a loan structure built for flexibility:

Look beyond the headline interest rate.

Align offset accounts to work directly with your daily cash flow.

Lock in strategic debt structures before lender buffers shift again.

Here is the exact 4-step audit you can run today:

β†’ Stress-Test: Check how your monthly repayments handle a 0.50% buffer.
β†’ Cash Flow: Focus on total monthly surplus, not just interest rates.
β†’ Buffer: Build liquid cash reserves into your loan structure now.
β†’ Interest reduction : Negotiate with your lender for a better rate if you are on variable or talk to your mortgage broker. .

The result?
Complete certainty, regardless of what happens at 2:30 PM.

Structure always beats speculation.

What rising unemployment & RBA rate forecasts mean for home buyers.Australia’s unemployment rate just rose to 4.6%, and major bank economists are anticipating a cash rate hike to 4.60% at the upcoming RBA announcement.

Economic shifts like these directly impact lender buffers, interest rate stress tests, and property market dynamics. Entering the market without a clear, updated roadmap can leave buyers caught off guard.

Land Your Dream Home First Time 🏑✨

Buying your very first home on the Northern Beaches is an exciting milestoneβ€”but in today’s market, long-term success starts long before you bid at auction.

Going straight to a single bank limits you to only their specific products and rigid criteria.

Working with a local Mortgage Planner based in Manly Vale gives you a distinct advantage:
πŸ”‘ Wealth & Entry Strategy: We help you decide whether buying an owner-occupied home or "rentvesting" first best sets up your long-term wealth engine.
πŸ”‘ Tailored Borrowing Power: We analyze your complete financial picture to optimize your savings, income, and debt structure so you can borrow with confidence.
πŸ”‘ Access to 30+ Lenders: Instead of fitting into one bank’s box, we compare hundreds of options across the market to find the right loan structure.
πŸ”‘ Grants & Concessions: We navigate all available government assistance, stamp duty exemptions, and low-deposit schemes.
πŸ”‘ A Clear Roadmap: We don't just write loansβ€”we build a step-by-step strategy so you know exactly where you stand when negotiating or bidding.
Don't navigate the market alone. Let’s map out a clear plan to land your first property.

The Reserve Bank of Australia (RBA) is keeping the official cash rate on hold at 4.35%! 🏦

While a pause sounds like good news, economists are calling this a "hawkish hold"β€”meaning the RBA is watching closely and isn't ruling out another rate hike if inflation doesn't behave.

β€‹πŸ” Why the hold?

RBA Governor Michele Bullock made it clear that current inflation isn't just from everyday Australians overspending at the shops. Instead, external pressures are driving prices up:

⛽ Fuel Price Surge: Global fuel shocks (like the Middle East/Iran supply disruptions) drive up transport costs, filtering into the price of almost everything we buy.

β€‹πŸ—οΈ Soaring Building Costs: High material costs and low construction productivity are making new homes brutally expensive and out of reach for many.

β€‹πŸ“Š Waiting for Data: Holding gives the board time to track upcoming inflation, jobs, and wages data before their September meeting.

β€‹πŸ  What it means for you

If you have a mortgage:

β€‹πŸ›‘ Your repayments won't go up for now, but don't count on rate cuts anytime soon. Rates are staying "higher for longer."

If you’re looking to buy:

β€‹πŸ’³ Borrowing power remains tight as banks continue assessing loans with strict serviceability buffers.

β€‹πŸ› οΈ Building new might face material cost overruns, driving many buyers toward existing established homes instead.

Everyone's talking about "grandfathering" since the Federal Budget. But what does it actually mean for you?

Here's the simple version:

Grandfathering means the old rules still apply to anyone who acted under the previous system. If you bought your investment property before 12 May 2026, nothing changes for you. You can keep claiming rental losses against your income, and you're still entitled to the existing CGT discount when you sell.

If you bought after that date, the new rules apply.

From 1 July 2027, you won't be able to offset rental losses against your other income on established properties.

The one exception? New builds.

Investors buying new construction still have full access to negative gearing and can choose which CGT arrangement applies when they sell.

The bottom line:
Everyone's situation is different, and if you want to know exactly where you stand, we're happy to help.

Headline: When "standard transaction" just doesn’t cut it. πŸ’Όβœ¨

We love what we do, but nothing beats the feeling of completely turning a client’s experience around. When Rory Scott from Iconic Painting reached out to us after some frustrating experiences elsewhere, we knew exactly what needed to be done.

At Barco Finance, we don't just tick boxes. For self-employed business owners, navigating standard bank policies can be a minefield.

By looking at Rory’s bigger picture, our team was able to:

Challenge the status quo: We fought the bank's initial property valuation to successfully secure an extra $100,000.

Deliver under pressure: Achieved conditional approval in just 8 hours, and full unconditional approval by the following Tuesday.

Optimize the outcome: Reduced the LVR to secure a much better rate.

Huge thanks to Rory for trusting us with your business financials and holistic wealth strategy! If you’re self-employed and want a team that actually advocates for you, let’s chat.

RBA HOLDS AT 4.35%: The First Breather of 2026, But Commercial Borrowers Aren't Out of the Woods Yet.

After three consecutive interest rate hikes earlier this year, the Reserve Bank of Australia has unanimously voted to leave the official cash rate unchanged at 4.35% this afternoon.

While a winter pause brings a welcome sigh of relief to businesses managing tight margins, the message from the Board remains hawkish: inflation is still too high, capacity pressures remain, and they will increase rates further if required.

For business owners, a "hold" is not a cue to sit on your handsβ€”it is a strategic window to optimize your funding layout before the next market shift.

Here is what you need to focus on today:

πŸ’‘ 1. Protect Core Working Capital: Tying up liquid cash in depreciating machinery right now is high-risk. Look into structured asset finance (like Chattel Mortgages) to keep cash in your business.

🏒 2. Manage Commercial Property Debt: Tighter financial conditions mean banks are heavily scrutinizing servicing capacities. Proactive debt structuring is essential to protect your borrowing power.

πŸ“ˆ 3. Bridge the Ledger Gaps: Waiting 60 or 90 days for debtor invoices to be paid stalls your momentum. Smart facilities like Invoice Discounting unlock up to 85% of your unpaid invoices within 24 hours.

The Bottom Line: Don't let a pause in rate hikes lead to a pause in your business growth strategy. Navigating a tight credit market requires looking past automated bank algorithms.

The Rules Around Negative Gearing Has Changed.

On 12 May 2026, negative gearing on established residential properties was abolished for any new purchase. If you already own an investment property or were under contract before that date, you're protected.

If you're buying now, the old rules no longer apply.

Here's what that means in plain terms:
β†’ Banks are already adjusting how much they'll lend you. Some borrowers are seeing their borrowing capacity drop by up to 20–30% overnight.
β†’ New builds are still exempt. Negative gearing and the CGT discount still apply to new construction.
β†’ Each rate rise this year has already removed up to $25,000 of borrowing power. Combined with this change, the impact is significant.

The rules have changed. If you're unsure where you stand, now is the time to find out. Let's talk.

The rules around negative gearing have changed.
