You may be able to use the equity in your home as a guarantor, giving the lender extra security. This can help your child avoid LMI when the deposit is under 20% and keep their LVR lower.

And because a lower LVR can unlock better pricing, your child may be able to access lower interest rates.

So what does it mean in simple terms when it comes to your investor home loan?

If the rental income you receive doesn’t cover the costs of running the property and the loan interest, then you’re negatively geared.

That usually means the property is costing you money each month and in some cases that loss can be treated as a tax deduction depending on the tax rules and your situation.
