Building a property portfolio is fu***ng hard.

There’s no magic formula where you buy 10 properties, retire at 35 and everything goes perfectly along the way 😂

You’ll deal with interest rates, borrowing capacity, unexpected costs, changing markets and plenty of moments where you question whether you should keep going.

The right team can simplify the process. A good broker, accountant and property team can help you make better decisions.

But they can’t do the hard part for you.

Once you get to 3–4 properties, the game starts to change. It becomes less about simply buying another property and more about managing debt, equity, cash flow and borrowing capacity so you can actually keep going.

You don’t need everything to go perfectly.

You need a strategy that keeps you in the game long enough for compounding to do its job. 🏠📈

I’m all for saving money, investing, working hard and trying to build a better life.

But there’s no point spending your whole life building for “one day” and forgetting to enjoy the days you’re living right now.

Build the wealth. Chase the goals. Plan for the future.

But take the trip. Go out for lunch. Spend time with the people you love. Make some memories along the way.

The future matters, but so does today. ❤️

2026 hasn’t exactly rolled out the red carpet for property investors.

Tax changes. Uncertainty. A government making it harder to get ahead.

But while some people are sitting on the sidelines waiting for the “perfect time”, seasoned investors are still buying.

Because the real question isn’t what the market does next month.

It’s whether, 10 years from now, you’ll be glad you bought in 2026…

Or wish you did when you had the chance. 🏡📈

I speak to business owners every single day who don’t actually know how much they make on paper.

And when it comes to getting a loan, what you make and what the bank sees can be two very different numbers.

If you’re self-employed and planning on applying for finance, your broker, your accountant and YOU should be having a conversation before your financials are lodged.

Why?

Because once that financial year is done and the numbers are lodged, those are generally the numbers we have to work with.

A good accountant is going to help you manage your tax position.

A good broker is going to understand how the banks will assess your income.

Those two things need to work together.

I’m not saying manipulate numbers or pay tax you don’t need to pay.

I’m saying plan ahead.

If buying a home, refinancing, pulling equity or purchasing an investment property is on the cards in the next 12–24 months, tell your accountant and broker before the financials go in.

A 15-minute conversation at the right time can make a massive difference to your borrowing position.

Don’t wait until you’ve found the property to figure out what your income looks like on paper. 😂

One family. One business. Three big property moves. 🏡🏢

This one was all about looking at the bigger picture and structuring each move around what was coming next.

We started by refinancing their $5.5M Gold Coast investment property, refinancing $1.9M of existing debt on P&I and releasing another $800K in equity on interest only.

That equity then helped fund the deposit, costs and renovations for their next $1.11M investment property, where we secured an $888K loan at 80% LVR.

Then came the business move.

They purchased an $800K commercial office in Palm Beach through their SMSF, one street back from the beach, for their business to operate from.

We arranged an 80% lend of $640K, plus an additional $80K GST facility, with the GST facility intended to be repaid once the GST refund is received following their BAS.

Three different property moves, three different lending requirements, all structured as part of one bigger strategy.

This is why good broking is about a lot more than finding the cheapest rate.

It’s about understanding where you want to go next and making sure today’s finance helps you get there. 👊

This is my niece and nephew, Cooper and Callie. They’re my two favourite kids on earth ❤️

They’re only 3 and 5 years old now.

Imagine what house prices could look like by the time these two are ready to buy 😳🏡

To put it into perspective…

If a property is worth $800,000 today and grows at an average of 6.8% per year, after 20 years that same property would be worth around $2.98 MILLION.

Obviously, no one knows exactly what property prices will do over the next 20 years, but it definitely gets you thinking.

That’s why I want to do everything I can to give these two a head start.

I want to teach them about property, investing, financial markets, saving and how to properly manage their money from a young age.

And yes… I’ll be guarantor for these little guys 😂

They’ll still have to work for it. I’m not planning on handing everything to them.

But I want my family to succeed and have the best possible chance in life.

If I can give them the knowledge and guidance to put them a few steps ahead, I absolutely will. ❤️
