The building is rarely the risk. The tenant usually is.

Short lease terms, a history of turnover in the tenancy, and weak fundamentals in the tenant's own business all point the same way. A strong asset with a fragile income stream is still a fragile investment, and lenders price it accordingly.

Live by rate. Die by rate.

The sharpest rate is not automatically the best outcome. The wrong structure can cap your future borrowing, block the next acquisition, squeeze cashflow and leave the equity in your property locked up where you cannot use it.

Structure first. Rate second.

There is no single best loan, only the loan that suits the position you are in.

So we start with the goals, the cashflow, how much risk you are comfortable carrying and the timeline you are working to. The product comes last, because it should be the answer to those questions rather than the starting point.

Your business has evolved. Your funding has not.

Cross-collateralised facilities, everything secured against everything, set up years ago for a business that looked nothing like today's. It works until you need to move, and then it does not.

A structure should follow the business, not hold it in place.

Five questions decide most self-employed applications.

Which entity actually trades. Whether the income trend is stable. How you pay yourself, whether that is salary, dividends, distributions or director loans. How existing lending has been repaid. And what the business will need next.

Answer those well and the rest is paperwork.

Covenants are the conditions you agree to meet and report on for the life of the facility.

They exist so problems surface early, while there is still room to move, rather than landing on the bank as a surprise. Understand them before you sign, because a breach is far easier to manage when you saw it coming.

Same bank. Same business. A different conversation.

This client had been capped at $2 million for years. Nothing about the business changed, the way it was presented did. The same bank went on to fund $25 million.

Most knock-backs aren't a "no" to your business. They're a "no" to how it was put in front of them.

If you've been told you've hit your ceiling, it's worth a second look.

The STAC difference.

We work as an advisor, not an order taker. That means sitting alongside your accountant and your lawyer, looking at the business and the home together rather than in isolation, and introducing you to the specialists and opportunities in our network.

More than a transaction.

Self-employed finance is not impossible. It is just read differently.

Every lender interprets a self-employed business its own way, and policy shifts more often than most owners realise. What one lender declines on paper, another will approve on the same numbers.

If you have never had your position reviewed by a specialist, you probably do not know what is actually available to you.
