There’s something empowering about solidifying your number before you start negotiating. It gives you a place to stand.

Loved this perspective from Aaron Hendon on The First Home Playbook podcast 🫶🏽

There’s a LOT happening in the property market that we have no control over.

And that uncertainty and lack of control can feel so overwhelming (and anxiety-provoking), especially when you’re trying to buy your first home.

But here’s what you DO have a say in…

âś… Your money habits

âś… Your savings

âś… Your decisions

âś… Your pace

âś… And what feels financially comfortable for YOU.

And that’s something.

It might not feel like a lot, but shifting your attention away from everything you CAN’T control and towards what you CAN influence helps you feel more in control of your own journey.

When you feel more in control, you’re in a much better headspace to make smart purchasing decisions.

Save this for the next time the property market starts feeling a little overwhelming, or share with a friend who needs this đź’—

This week was a mixed bag for first home buyers 👇🏽

Prices softened, borrowing power tightened, sellers lost some leverage, and another rate rise is still on the table.

So the takeaway this week isn’t “wait” - and it isn’t “rush”...

It’s this 👉🏽 get clear on your numbers, understand your options, and make decisions from certainty instead of noise. That’s where your power is.

I’d stop applying for new credit 💸

And if buying your first home is on your 12-month agenda, I’d suggest you do too. Now is the time to be very intentional about debt.

Before applying for another credit card, increasing a limit, using Buy Now Pay Later, upgrading your phone with a plan or financing a new car, I’d stop and ask:

How could this affect my ability to buy my first home?

Because when you’re preparing to apply for a home loan, lenders aren’t only looking at how much you earn and save…

They’re also looking at your existing commitments, credit limits, repayment history, living expenses and how you’ve managed credit.

So if I were preparing to buy, I would:

➡️ Get a copy of my credit report and know what’s on it

➡️ Deal with any errors or issues / red flags that need attention

➡️ Review my existing debts and create a plan to reduce them

➡️ Review credit card limits (and lower or cancel any I don’t need)

➡️ Avoid taking on unnecessary new debt

➡️ Speak to my mortgage broker before making another financial commitment if I wasn’t sure how it could affect my position

This isn’t about being scared of debt. It’s about being intentional with it.

Because the financial decisions you make now can affect the options available to you when you’re ready to buy later.

Save this if buying your first home is part of your 12-month plan (or share with a friend who has this goal) 🏡

Buying your first home is a BIG deal. Financially, emotionally and mentally.

And feeling nervous about it? Completely normal.

But what if you could learn to manage those nerves, stay grounded under pressure and make smarter decisions along the way?

That’s exactly what I explore with Aaron Hendon - real estate professional, best-selling author and certified mindfulness instructor on this week’s episode of The First Home Playbook podcast.

We talk about mindfulness, navigating the emotions of buying property and negotiating with confidence.
