📊 What is an auction clearance rate?
An auction clearance rate is the percentage of properties that sell at auction or shortly after auction compared with the total number of properties that went to auction.
For example, if 100 properties are auctioned and 70 sell, the clearance rate is 70%.
It’s one of the key indicators used to gauge the strength and confidence of the property market.
🔨 Higher clearance rates generally indicate stronger buyer demand and competition.
📉 Lower clearance rates can indicate more cautious buyers, increased negotiation and greater choice for buyers.
But remember, clearance rates are one piece of the puzzle. Local results, property type, price range and the number of auctions held all matter when reading the market.
