Same overtime. Completely different borrowing power. Here's why. ๐Ÿ‘‡
When a lender assesses your income, they don't just look at your base salary. They look at overtime, shift allowances, and penalty rates too โ€” but how much of that they'll accept varies enormously between lenders AND between professions.
For a standard borrower, many lenders will only count 50โ€“80% of overtime income when calculating what you can borrow.
For essential workers โ€” nurses, paramedics, police, firefighters โ€” certain lenders will count up to 100% of overtime and allowances, because the nature of those roles means the income is reliable and ongoing.
What does that mean in dollars?

The difference in borrowing capacity can be anywhere from $50,000 to $150,000 more โ€” on the exact same income.
That's not a small number. That's a different property entirely.
If you're an essential worker and you went to your bank directly, there's a real chance they undersold what you could borrow.

Here's a real scenario we see regularly:
An essential worker is ready to buy their next home. They've got equity in their current property but not quite a full 20% deposit for the new one. For most borrowers, that means one thing โ€” LMI, which can add $15,000โ€“$25,000 to the loan.
But for essential workers, the picture looks completely different:

No LMI required. Borrowing above 80% is approved based on profession. No extra cost. Loan amount stays lean.

Principal & Interest (P&I)

Every repayment chips away at both the amount you borrowed AND the interest. Over time, your loan balance actually shrinks. This is the default for most owner-occupiers.
Interest Only (IO)

Your repayments only cover the interest โ€” the loan balance stays exactly the same. Repayments are lower short-term, but you're not building equity through repayments. Often used by investors for tax/cash-flow reasons, or short-term in specific situations.
The trap?

At the end of an interest-only period, repayments jump up to P&I โ€” and if that's not planned for, it can come as a shock.
The bottom line:

There's no universally "right" choice โ€” it depends on your goals, whether it's investment or owner-occupied, and your bigger financial picture. That's the conversation we have with every client before locking anything in.

This is one of the most misunderstood parts of getting a home loan: every lender assesses you differently.
Real example: One bank might only count 70% of your bonus or overtime income. Another might count 90%. One lender might be strict on certain types of self-employed income, while another has policy built specifically for it.
The result? The SAME applicant can be told "sorry, you can't borrow enough" by one bank โ€” and "approved, here's your extra $80k" by another.
This is exactly why going direct to your own bank can actually cost you. They only know their own rulebook. We know all of them.

What is it?

A state government tax you pay when you buy property in Victoria, based on the purchase price.
How much is it?

It varies depending on the property value, whether it's your first home, and whether you're owner-occupying or investing. As a rough guide, on an average Bendigo home it can run into the tens of thousands โ€” which is why it needs to be factored into your savings, not just your deposit.
The good news?

From 23 June, the governmentโ€™s banning self-managed super funds from borrowing to buy residential property โ€” part of the deal to push the budget through. If youโ€™re mid-process, the clockโ€™s ticking (and faster than the headlines suggest ๐Ÿ‘€).

But hereโ€™s the good news: this is a change in the rules, not the end of property investing. SMSFs can still buy outright. Unit trusts are still on the table. Commercial property borrowing is untouched. And there are plenty of pathways outside super too.
