Getting pre-approved is an exciting first step—but what happens next?

Once you know what you may be able to afford, you can begin your home search with a clearer plan and a better understanding of your budget.

A few things to keep in mind along the way:

• Connect with a real estate agent and start exploring homes
• Stay within a comfortable price range
• Avoid making major financial changes or opening new credit
• Keep your loan officer updated as you move through the process

Pre-approval helps you start the homebuying process prepared and ready for what comes next.

Thinking about buying a home but not sure where to start?

Start by getting a good look at your budget, what you have saved, and what kind of monthly payment would feel comfortable for you.

From there, talking with a loan officer can help you understand your options and get a better idea of what price range may make sense.

You don’t have to have everything figured out before you begin. The first step is simply getting a clearer picture of what buying a home could look like for you.

Waiting for the “perfect” market can sometimes mean missing opportunities that are already available.

In today’s market, some buyers may have more room to negotiate on things like seller concessions, closing costs, repairs or other terms of the sale. With less competition in certain areas, being prepared can make a difference.

Every buyer’s situation is different, but understanding the full picture can help you make a more informed decision when the right home comes along.

When you apply for a mortgage, lenders look at more than just one number.

They consider different parts of your financial picture, often referred to as the 4 C’s of qualifying for a mortgage:

Capacity — Your ability to repay the loan. Lenders may consider your income, employment history, savings, monthly debts, and other financial obligations.
Capital — The money and assets you have available, such as savings and investments. These funds may be used toward your down payment, closing costs, or other expenses.
Collateral — The property itself helps secure the mortgage. The home’s value is reviewed to help confirm the loan amount is appropriate for the property.
Credit — Your credit history gives lenders a look at how you’ve managed debt and payments over time.

Each of these areas helps lenders build a more complete picture when reviewing a mortgage application. Understanding them gives you a better idea of what to expect during the process.

Thinking about buying a home often comes with a lot of questions.

Where do you start? What does the process look like? What financing options are available?

You don’t have to know all the answers before having that first conversation. A loan officer can help explain your options, walk you through the process, and help you understand what to expect along the way.

Getting started begins with asking questions.

Buying a home comes with a lot of moving pieces, especially when it comes to financing.

As a loan officer, my role is to help you understand your loan options, answer questions, and guide you through the mortgage process.

From getting started with an application to understanding what’s needed along the way, I’m here to help you know what to expect as you move toward closing.

If questions come up along the way, I’m here to help you understand what they mean and what comes next.
