Big changes are coming to how homes are appraised! 🏡
Fannie Mae and Freddie Mac are rolling out a brand-new system called UAD 3.6 that retires the old appraisal paperwork.
What does this mean?
Instead of filling out old forms, appraisers will now use a detailed digital report that asks thousands of specific questions. They will look much closer at each part of a house—checking the exact quality and condition of things like your roof, heating system, kitchen, and bathrooms.
How does this affect you?
• If you’re selling: Details matter more than ever! You will want to have receipts, building permits, and a list of all your home improvements ready to hand over so the appraiser can give your home full credit.
• If you’re buying: Because appraisals are getting more detailed, staying ahead of lender schedules is key to making sure your closing stays on time.
