A house that needs work doesn't have to mean two loans. An FHA 203(k) rolls the purchase price and renovation costs into one mortgage, covering both materials and labor. The Streamline 203(k) covers up to $35,000 in renovations, and larger structural jobs go through the Standard 203(k). Veterans Day is coming up next month, so here's what a VA loan actually offers. VA loans often require no down payment, and the VA doesn't set a minimum credit score, though lenders have their own requirements. If your rental properties tell a better story than your tax returns, look at a DSCR loan. It's a Non-QM program that lets you qualify using investment earnings instead of your personal income. QMG allows a combined loan-to-value of up to 85%, with a 599 minimum credit score, and you need to have owned a property in the past 24 months.
