After taking a beating the last few weeks, the market is stabilizing. Now we are heading into the 2027 preparation season of the year. So, I will be mentioning what is changing.
Let's start with condominiums. Fannie and Freddie (the quasi-governmental purchases of most mortgages) will be adding additional scrutiny to how the homeowner's association handles their books. They will be looking for future issues that involve health and safety and the costs involved. They will be looking higher percentage of reserves. They totally eliminated the "limited review" process which streamlined the approval process.
If you are a listing agent, get in line with a good loan officer that can guide you through it. If you are a condo owner, make sure your board is on top of all of these changes. Have them call mem "IT WILL BE IN THEIR BEST INEREST!

I don't know about you, but my stocks have skyrocketed. I think I have a 901K now. But remember the basics.
