✅ Your credit score doesn't need to be perfect. It needs to be enough.

The score minimums lenders actually use:
• FHA: 580 for 3.5% down (500–579 can work with 10% down)
• Conventional: typically 620+
• VA: no official minimum — each lender sets its own

What moves the needle fastest:
1. Pay every bill on time — payment history carries the most weight
2. Pay down credit card balances (lower utilization = fast wins)
3. Don't open new credit or close old accounts while you're shopping

That 20% rule stops more buyers than anything else — and for most people, it's just wrong.

📊 Rate check for Florida buyers — the first drop in two months.

Freddie Mac's weekly survey just put the average 30-year fixed at 7.32%, down from 7.40% last week. First weekly decline since August 20 — and it pulls the rate off its 52-week high.

What it means in dollars: on a $400K loan, that's about $22/month less in principal & interest than last week. Small — but it's the direction buyers have been waiting for.

Reality check: 7.32% is still well above last year's 6.19%. Rates didn't fall; they just stopped climbing. The smart play is the same: get pre-approved now so you're ready to move.
