Honestly, I’m just.... grateful. 🙏

Being recognized as the Top Producer for the Columbus Branch in July is something I’m proud of, but what means the most to me is the 7 families behind that number.

Every loan is more than a transaction. It’s a family buying their first home, someone moving into the next chapter of their life, or a homeowner making a move that’s important to them financially.

I’m also incredibly thankful for the Realtors who trust me with their clients. I don’t take that trust lightly.

My goal has always been pretty simple... I want my clients and Realtor partners to feel like they’re working with a person who is a friend. Someone who genuinely cares, not just a transaction.

🏡 Central Ohio Housing & Mortgage Update

If you've been waiting for the "perfect time" to buy a home, here's what's happening in our market right now...

📈 Buyers have more negotiating power than they've had in years.
Inventory continues to climb, giving buyers more options and less competition than we've seen over the last several years.

💲 Pricing matters more than ever.
Over 50% of homes that went under contract last week had at least one price reduction before receiving an offer. The days of simply putting a sign in the yard and waiting are largely behind us.

📊 Buyer activity is picking back up.
After the holiday weekend, pending sales jumped nearly 30%, showing that motivated buyers are still moving when the right home is priced correctly.

🏠 Biggest federal housing legislation in over 30 years is now law.
The new legislation focuses on increasing housing supply, expanding manufactured housing opportunities, and making financing more accessible. While it won't change the market overnight, it's a significant step toward improving affordability over time.

💰 Interest rates continue to fluctuate.
Rather than trying to perfectly time the market, the most important question is:
Can you comfortably afford today's payment?

If rates come down in the future, refinancing is always an option. The opportunity to negotiate on price and terms may not always be.

🚨 Attention Ohio Realtors: If you sell condos, this change could impact your next transaction!

Beginning August 3, 2026, many condominium purchases that previously qualified for a Limited or Streamlined Review will now require a Full Condo Project Review for conventional financing.

What does this mean for your buyers?

🏢 More HOA documentation required
📋 More detailed project reviews
⏳ Potentially longer approval timelines
⚠️ Some projects may no longer qualify for conventional financing

The good news? A little preparation can prevent big surprises.

If you have a buyer considering a condo, let's review the project before an offer is written. We can identify potential concerns early, set proper expectations, and help keep your transaction moving smoothly.

And if a condominium doesn't meet conventional guidelines, that doesn't necessarily mean the deal is over. Rapid Mortgage offers non-warrantable condominium financing through our Specialty Lending Division, providing additional financing options when conventional financing isn't available.

🏡 Central Ohio Market Update | July 6

There was some encouraging news for homebuyers this week.

📉 The June jobs report came in weaker than expected, which has eased concerns about additional Federal Reserve rate hikes. As a result, mortgage rates are holding near their lowest levels in about seven weeks.

Here's what else I'm seeing:

✅ Mortgage rates remain in one of the best positions we've seen since mid-May.
✅ Central Ohio inventory dipped for the first time since April, but buyers are still writing contracts.
✅ New pending sales were up nearly 29% compared to this time last year, showing that motivated buyers are still moving despite higher rates.
✅ More than 55% of active listings have had a price reduction, creating opportunities for buyers who are prepared.

What does this mean?

If you've been waiting for the "perfect" time to buy, remember that timing the market is nearly impossible. The buyers who tend to come out ahead are the ones who are prepared when the right home becomes available.

That's why I encourage my clients to:

✔️ Understand their monthly payment before shopping.
