Can home renovations be supported by a Reverse Mortgage?

Yes, they can.

But wait!

Some important questions need to be addressed, and here are just two:

Why are you renovating?

and

Who are you renovating for?

A home renovation can absolutely be supported by a Reverse Mortgage if it makes sense.

Answers that make sense are:

The why?

🔸 Retired with no savings
🔸 Our kids say our home is a 1982 time warp
🔸 Planning to stay as long as possible
🔸 Esthetic updates with aging in mind

The who?

🔸 We plan to sell in a few years
🔸 We plan to downsize, becoming snowbirds

Have you ever sat back and thought...

"I wonder what they'll do with their inheritance after I'm gone?"

If you're honest about it, the answer is probably yes. I know I would.

I don't know about you, but my next thought would probably be...

"It would kinda be nice to watch them do something constructive with the money, like purchase their first home and still be here to enjoy it with them."

Pondering these two thoughts carefully, would motivate me to reach out to my financial planner, accountant or tax advisor and estate attorney.

Why?

I would want to understand the pros and cons of withdrawing certain investments early and the affiliated costs.

I would also want a good idea of what the capital gains tax would potentially be for my heirs. After all, they will have to sell my home that they've inherited in order to acquire and distribute the proceeds.

Clearly, there's much to be considered, but an early inheritance is possible.

As a Reverse Mortgage Specialist, I can honestly say, after all the fact finding and research is complete, this mortgage could be the viable solution to allow for an early inheritance, without the negative impact of penalties, income tax and capital gains concerns.

Why?

Probably won't be a good idea to withdraw investments early, it'll be way too expensive.

The house could be sold now, downsize and provide the early inheritance from the proceeds. However, in this down market a $100,000 to $200,000 could potentially be lost, and these days, that's a lot to lose.

With a Reverse Mortgage, the accrued interest could be offset by a monthly prepayment schedule and utilizing monthly dividends to make the payments. And let's not forget, the home will continue to appreciate over time, further offsetting accrued interest.

The result...

🔸Investments remain intact
🔸Budget and lifestyle remain intact
🔸Minimized equity erosion
🔸An early inheritance is provided

If you are 55 years old or better, Canadian and live in your home at least 6 months of the year, you could qualify for an equity release to support your plans.

However, there are requirements you'll be responsible for that are laid out in the mortgage contract that you should be made aware of, because if neglected, you would be considered in default by the lender.

The 3 important requirements you are responsible for throughout the term of a reverse mortgage are:

🔸Paying your property tax and ensuring its always up to date

🔸Maintaining and ensuring appropriate home insurance coverage

🔸Maintaining regular home maintenance and repairs
