Seller credits are a real thing.

No, they aren't guaranteed—especially in a market like ours where sellers still have leverage—but they can absolutely be part of the conversation.

The amount you can ask for depends on the type of loan you're using. FHA, VA, USDA, and conventional loans all have different guidelines, and understanding those limits before you make an offer can help you keep more cash in your pocket at closing.

It's one of those details that isn't exciting... until it saves you money.

The calendar fills up fast, which makes weekends like this even more important.

Spent a few days down on the Chesapeake with my brother Pat Kiger and a great group of friends. We caught about three-quarters of a bushel of crabs, around 10 rockfish, cooked up a seafood boil with brisket, and had one of those weekends you wish lasted another day.

Huge appreciation to the guys who made it such a great time. Good food, good conversations, and plenty of laughs.

Need more weekends like this.

Buying a house next year? Here's what I'd do if I were you.

One of the biggest misconceptions is that you have to wait until you're "ready" before talking to a lender.

I'd rather talk a year early than a week late.

If you're about 12 months out, we'll have a conversation, figure out where you stand today, and build a plan around your timeline.

Most of the work over the next year is actually pretty simple:
Keep saving.
Stay on top of your credit.
Pay down debt if needed.

Let me know before making any major job changes.

That's it.

The goal isn't to overwhelm you. It's to make sure that when it's finally time to buy, you're walking into the process with confidence instead of guessing.

Ever get excited about your credit score online... and then hear a different number from your lender?

Here's the tea. ☕️

This catches people off guard all the time.

Someone comes to me excited because Credit Karma says they're in great shape, and then the score we pull for mortgage qualification comes back lower than expected.

The reason isn't that Credit Karma is wrong. It's actually a really useful tool.

The issue is that mortgage lenders use different scoring models and bureau data than what most consumer apps display. The reporting timeline is different, too.

That's why I always tell people not to wait until they're actively house hunting to talk with a lender. Understanding where you stand today gives you time to make adjustments if needed.

Second Escape the Cape in the books.

Last year it was Connery and me. This year we added TM from Bridge Counseling, our girls, baby Chase, and another weekend of memories to the list.

Honestly, we couldn't have asked for a better day. The water was warm, the sun was out, and Cape May showed off.

For anyone unfamiliar, the Olympic distance race is a 1-mile swim, about a 23-mile bike ride, and a 5-mile run. Somewhere along the way I managed to cut up my leg on the bike dismount, but the volunteers and medical staff had me patched up immediately. Huge appreciation to everyone who helps make this event happen every year.

What I enjoy most about these events is watching the community around them grow. Every year another friend joins, another family member comes down, another story gets added.

Now we just need to get Trey Marker to stop making excuses and join us next year.

One of my favorite things about the Man on the Street series is hearing what people actually believe about buying a home.

Recently I asked a college student how much money she thought she needed to buy a house.

Her answer?
"$100,000."

And honestly, I don't blame her.

If you've never gone through the process, most people are left guessing.

The reality is that I've worked with buyers in their late teens and early 20s who purchased homes with assistance programs and nowhere near that amount of cash.

That doesn't mean buying a home is easy. You still need income, documentation, and a plan.
But far too many people assume they're not ready when they're actually much closer than they think.

The first step isn't saving $100,000.
The first step is finding out where you stand.

One of the reasons I wanted to create these mock consultations is because so many people are carrying around mortgage questions that they never actually ask.

This conversation was with a recent college graduate who had a lot of student loan debt and a concern I hear all the time:
"Does this mean I can't buy a house?"

The answer is usually a lot more nuanced than people think.

When we talk about student loans during a pre-approval, we're often focused on the monthly payment and how that fits into the bigger financial picture.

That's why two people with similar debt balances can end up with very different outcomes.

The most important thing is understanding the numbers early instead of assuming the answer is no.

I've seen a lot of people count themselves out before they even have the conversation.

And sometimes that's the biggest mistake of all.

One of the most common questions I get from first-time buyers is:
"Can my parents cosign for me?"

The answer is usually yes...
But there are some important details people don't always know about.

Different loan programs have different rules. Some allow non-occupying cosigners (someone helping you qualify who won't actually live in the home), while others don't.

And sometimes the programs that offer certain benefits, better pricing, or assistance funds come with restrictions that can affect how we structure the loan.

That's why I always try to understand the bigger picture before giving advice.

Are you looking for help qualifying?
Lower payments?
Assistance funds?
Better rates?

Once we understand the goal, we can figure out the best strategy.

Every situation is a little different, but there are usually more options than people think.

I think a lot of buyers assume that if they find the perfect house, the financing side should be pretty straightforward.

Most of the time that's true.

But flipped homes can introduce some unique wrinkles that catch people off guard.

One of the biggest ones I see involves FHA financing.

If the property was purchased and renovated recently, there are certain ownership timelines that can affect whether FHA financing can be used and what additional requirements may apply.

It's not necessarily a problem.

It's just something you want to know about early so you can build the right strategy around it instead of finding out halfway through the process.

This is why I always tell people to involve their lender early. Sometimes a five-minute conversation can save a lot of confusion later.
