PSA to anyone who wants to buy a house, just because a lender tells you no or tells you that you need $10,000 - $12,000 to buy a house, doesn't make it true. I tell every client of mine to shop me against other lenders to make sure you are getting the best deal for YOU and YOUR situation.

Perfect reason why: my client closed on this house today, she was with a different lender who told her she needed $10,000 - $12,000 to buy a house.

Wrong!!! Ask the right questions, listen to your clients, find out what they really want and structure the deal accordingly! My client closed on this property today using my down payment assistance program, and received a check back at closing. Buying a house isn't hard if you have the right team in place!

Yes, interest rates are high and to be honest they suck, inventory levels are low, a lot of people are sitting pretty with their low interest rates, sellers don't want to sell because they can't find a house to buy, what if I told you that we as loan officers and realtors can actually help each other and get a slower market to a busy market. Question: Why do FHA loans have a stigma about them?
Answer: sellers and in some cases agents aren't educated.

Just because a borrower is using FHA doesn't mean they have bad credit or no money, it could be that an FHA loan is in their best interest and that is between the lender and the client. FHA loans usually have a lower interest rate sometimes up to .5% lower, monthly PMI is also usually lower as it is the same regardless of your debt to income ratio, conventional PMI is based off credit score, down payment and debt to income ratio.

FHA loans can also close just as fast as a conventional loan.

Yes property can be an issue, but FHA will only call out health and safety hazards, and you can't have any chipped and peeling paint, all things easy to correct and should be done if selling a property for max profit. Mortgage and Real Estate it's all about education!
