This Saturday, we said goodbye to our dear friend, Ginger. She was a rescue dog from Huston, TX that we adopted in 2017. Her health deteriorated over the past 18 months and she finally got to the point where she could no longer stand or eat. She was 13 when we had her put down. She lived a good, long life with us and enjoyed the gardens and yard where she preferred to chase squirrels, birds and the occasional dear. At the end, she just enjoyed laying the yard and watching the animals. We know she is in no more pain and at peace. We love you dearly, old girl. You will be greatly missed.

Just Closed- West Allis Bar/Restaurant Purchase Loan

Bellwether Funding has just arranged the closing of an SBA 7a loan to purchase the property and assets of a local West Allis bar and grill. The sellers were retiring and had moved out of state and had a family member running the business on their behalf. The borrowers are long-time residents of West Allis with the dream of owning their own bar and grill after years of managing corporate restaurants.

Bellwether Funding was able to secure an SBA loan from a national SBA lender who provided funding for the purchase as well as fund property updates and start-up working capital. We wish t he borrowers much success in their new venture.

Just Closed- Ozaukee County Livestock Processing Farm Purchase

Bellwether Funding successfully arranged the funding of a livestock processing farm and operation in Northern Ozaukee County. The sellers were eager to retire and move closed to their grandchildren and found several relatives interested in continuing the livestock processing operations. Bellwether Funding was able to locate a national SBA lender to fund the complicated sale transaction and structure a deal that was acceptable to both the buyers and sellers. We wish the buyers the best of luck in their new venture.

Just closed- Bellwether Funding, LLC has arranged for the funding of an iconic local liquor store sale in Downtown West Allis. The store has been in operation for over 60 years, and the borrowers needed an SBA loan to fund the purchase transaction. After being turned down by several local banks as being a “start-up” credit, Bellwether Funding was able to secure funding through a national SBA lender. Bellwether Funding assisted with loan structure, underwriting and securing funding for the borrowers. We wish them much success in their new venture, and look forward to assisting them in future business projects.

With the economic climate changing in late-2023 and early 2024, many banks have pulled back on the retail, hospitality and business acquisition markets. Bellwether Funding stands poised to assist these banks with securing alternative and SBA funding sources to think outside the box and make challenging transactions such as this come to fruition.

Just Closed - Mixed Use Commercial Property Refinance

Bellwether Funding, LLC recently arranged the refinance of a mixed-use commercial retail and residential property in Milwaukee’s River-West community. The refinance loan provided the borrower with working capital to acquire another investment property.

The borrower had previously had several banks decline his request due to structure of the leases and the loan itself. However, Bellwether Funding was able to work with the borrower to structure the loan to accommodate the long-term refinance to free up working capital for the borrower. The refinance gave the borrower needed funds for another purchase and was financed at competitive rates.

Bellwether Funding has recently completed the refinance of a retail strip center property in Central IL. At t he time of the loan submission, the property had several tenants related to the borrower with short-term leases. This caused t he prior banks and lenders to decline the loan request. Bellwether Funding was able to work with the borrower to secure new leases and consolidate existing debts to improve cash flow. The result was a “win-win scenario” for the borrower and lender alike.

Bellwether funding, LLC has just completed the refinance of a Racine County industrial office/warehouse facility. The borrowers were looking to consolidate debts and use part of the equity they had created in their building to repay their cash injection into improvements and restructure debt.They had approached several local banks and had negative results with securing funding.

Bellwether Funding was able to restructure the transaction and secure financing through a local, conventional lender at competitive market rates. The result was that the borrower was able to pay off several higher-interest rate loans, pay off the current property loan and receive some cash-out from the equity in the property. The refinance allowed for a longer loan amortization and reduced payments for the borrower going forward.

Just Closed- Iconic Washington Heights Bar Purchase SBA Loan

Bellwether Funding is pleased to announce the funding of the purchase of the former Wonder Bar property located at 55th and Vliet in Wauwatosa. The Wonder Bar was located in a historic building which was originally built in 1911 and used as a church up until 1922, at which point it was converted to a bar. The bar known as the Wonder Bar had been a staple in the Washington Heights neighborhood for over 20 years and a favorite for local patrons. The new owners plan to retain the same historic flavor but will offer an expanded menu of specialty drinks and craft beers. Due to the hospitality aspect of the property and business, an SBA loan was required to secure funding for the purchase and renovation of the property.

Just Closed- Bellwether Funding, LLC has recently completed the refinance and re-structure of an office building in Racine. The property had been owned by two business partners, but one of them fell ill and died. The partner’s widow had no involvement in the managing the building and wanted to be bought out of the partnership. As a result, their current bank was calling the property note due. Despite being declined by several local banks, Bellwether Funding was able to structure the loan to accommodate the partner buyout as well as pay off the current bank. The property had enough equity to provide the payoff funds to the bank and the buyout funds to the widow and re-title the building into a new LLC. The borrower lives out-of-state and had purchased the property on a land contract two years ago and was seeking to refinance to pay off the seller. The borrower had been declined by numerous local banks because he did not reside here and the short seasoning of ownership. Bellwether Funding was able to secure a local lender who offered the borrower a refinancing loan with better rates and terms as well as providing some cash-out for future developments.
