Okayyy… a little sneak peek because I can’t keep ALL the exciting things to myself. šŸ‘€šŸ”‘

Something new is coming, and I’m getting more excited every time I step into this space!

Jeb Ritchie and Jeremy Burke with Veterans of the Valley stopped by the future home of my new office to check things out and show some love as I step into this next chapter. šŸ¤

There’s something pretty special about having friends who genuinely show up for you, cheer you on, and get excited right alongside you.

Before the long holiday weekend kicks off, there’s an observation we’ve seen that’s too good not to share.

There happens to be a buyer category hiding in a lot of real estate databases.

- They aren’t clicking listings every night.
- They aren’t requesting showings.
- They might even insist they would ā€œnever give upā€ their current mortgage rate.

But life keeps happening.

Families grow.
Jobs change.
Parents age.
Relationships change.
People relocate.

The question isn’t always whether they want another house.

It’s whether anyone has helped them understand how a move could actually work financially.

That conversation may be one of the biggest untapped opportunities for agents heading into fall.

Price reductions are becoming more common again as sellers compete for a smaller pool of buyers.

Sometimes reducing the price is absolutely the right move.

But if the buyer’s actual objection is monthly payment, it’s worth looking at the financing before assuming price is the only lever available.

āœ… Could seller concessions help?
āœ… Could a rate strategy change affordability?
āœ… Could closing-cost assistance preserve the buyer’s liquidity?

The answer will depend on the buyer, loan program and property.

But this is exactly why financing belongs in the listing strategy conversation before the offer ever arrives.

So to all who say they are a listing agent, well we are a listing lender ready to help. šŸ˜‰

Realtor friends, correct me if I’m wrong, but ā€œI’m waiting for ratesā€ has become one of the most common ways buyers pause the conversation.

Yet, when offered a causal lender conversation… we have discovered this ā€œobjectionā€ isn’t always the actual problem.

- Sometimes they’re worried about the payment.
- Sometimes they’re afraid of buying at the wrong time.
- Sometimes they haven’t seen what seller concessions could do.
- And sometimes they simply need permission to slow down and understand the numbers.

For agents and lenders, that distinction matters.

B/c we can’t solve the wrong objection.

The strongest buyer conversations right now may start by asking what ā€œwaiting for ratesā€ actually means to that particular person.

The market heading into šŸ‚ September looks very different from the one many buyers still have in their heads.

āœ… Inventory is higher.
āœ… Buyer demand has softened.
āœ… And in many markets, sellers are becoming more realistic.

That creates an opportunity for agents who can help serious buyers understand what has actually changed.

The conversation isn’t simply, ā€œRates are high.ā€

It’s:

šŸŽÆ What can we negotiate?
šŸŽÆ What properties have been sitting?
šŸŽÆ Where is the seller motivated?
šŸŽÆ Could concessions improve the financing?
šŸŽÆ What would make the numbers work?

One of those days spent on the go, meeting with clients, heading to closings, answering calls in between, and helping families get one step closer to home. šŸ”šŸ¤

Some of my favorite days are the ones where I’m out of the office, connecting with people and getting to be part of some pretty exciting moments.

And when the sun is shining, Daisy is by my side, and Alaska is showing off a little. Even better. šŸ˜‰
