Just visited an open house in Warwick. Today is the first day on the market, she has no offers in but an offer deadline set for tomorrow at 6:00 p.m.. This is what causes the buyer frenzy, this is what causes people to have to overbid in an already inflated Market. A house is the biggest purchase of someone's life and yet consumers are being forced to make a decision in 24 hours or less so the Agent doesn't have to go back and show it again but make thousands of dollars.... this is what's wrong with the market... Agents/Brokers scaring Buyers. We need to stabilize the market, not make it worse. Enough is Enough.

I guess there's nothing to see here!? But of course we can just wait for an inspection🙄 where the inspector will tell us...

I guess there's nothing to see here!? But of course we can just wait for an inspection🙄 where the inspector will tell us to contact to qualified structural engineer. And I'm not bashing the inspectors at all they're doing exactly what they're supposed to do. More like shame on the owner for trying to hide it and God forbid we ask an agent any questions. Their favorite responses well if you have an inspection the inspector will tell you everything you need to know and if everything's okay but in reality they really won't what they'll do is take a picture of their findings and tell you to contact a qualified specialist.
We didn't ask the realtor about this, and I'm glad I didn't waste my breath because when my client pointed out some issues with the boiler she told us that we can get an inspection and the inspector would tell us its good. That's not exactly true...The inspector's job is to see if it works or not and if in that moment it's working then it's working otherwise because he's not an HVAC technician or a plumber he will suggest a qualified professional beyond what he can't assess based on looks alone.. I can't stand when an agent tells me and my client that we can get an inspection as if we didn't already know that. We are just asking if your client gave you any insight but to many ignorance is bliss; but not for this Broker. I like for my clients to know exactly what they're getting themselves into before spending money on an inspection and possibly the appraisal that was ordered quicker than we could finish the 10 day inspection period.

Just a heads up for those Agents/Brokers who have not renewed their Mass Agent or Brokers License....
You will be required to upload a picture and they ask for a passport style picture. I used one of my last headshots for real estate and I'm glad I did because they put it on your broker's license now!

It is our duty as Real Estate Licensees' to use discernment before letting people into a home. We have to really go back to safety first basics:
Identification before confirming a showing.
This goes for all of us Agents/Brokers on both Buyer and Listing side.
Take no offense, I will be doing this from now on.
Thank you for your attention to this matter, I hope you take your safety and your clients safety as serious as I do.
