Everyone's been watching mortgage rates. But there's another trend buyers shouldn't overlook...

Every fall, the housing market tends to shift.

More homes hit the market. Asking prices often soften. And sellers are usually more willing to negotiate.

Those seasonal changes happen almost every year – and they can make buying a little easier.

Let's talk about whether those same trends are showing up in our local market – and what it means for you.

Do you realize how much pull you have right now as a buyer?

There are more sellers than buyers on the market right now. That means a lot of sellers know they’ll have to compromise a bit to get their house sold, which leaves you room to negotiate on price and terms.

Of course, exactly how much room you have depends on where you’re looking. But more and more markets are trending in favor of buyers, so let’s chat about what’s going on in our area.

Send a DM, and we’ll turn your negotiating power into a set of keys.

Here's why I don't want you making your entire homebuying decision from one mortgage-rate headline. 📍

Our local markets aren't all moving the same way. In the latest C.A.R. July data:
🏡 San Joaquin County's median single-family price was $560,000, up 5.7% from a year earlier.
🏡 Stanislaus County's median was $499,000, up 5.1%.

And when we zoom further into individual cities, we see an even more mixed picture:

Tracy: $684.6K (+1.8% YoY)

Stockton: $444.8K (+2.0% YoY)

Manteca: $598.7K (-4.2% YoY)

Mountain House: $899.5K (-8.9% YoY)

Modesto: $456.3K (+1.4% YoY)

That matters.

Because your decision isn't: “Is the national housing market good or bad?”
It's: “Does this home, in this area, with this payment, make sense for me?”

If you're considering Tracy, Manteca, Lathrop, Stockton, Modesto, Mountain House, or the surrounding area and want to start with your payment, DM me PAYMENT. We'll look at your situation—not a headline.

Have you seen the headlines about using your 401(k) to cover a down payment?

Tapping it can feel like an easy call, especially if you’ve got a good chunk saved up. But pulling from retirement early can trigger penalties and set back the savings you'll want later on.

But you don’t necessarily have to raid your retirement to buy a home. You’ve got other options, like FHA loans, which let qualified buyers put down as little as 3.5%. And down payment assistance programs can help, too.

So, before you touch your 401(k), talk with a trusted financial advisor. They can help you find the option that fits your goals and your budget.

When you tell me you're waiting for a lower mortgage rate, I'm not going to argue with you.

I'm going to ask:
“What payment are you hoping that lower rate gives you?”

Because that is something we can plan around.

Maybe we run the numbers and buying makes sense.
Maybe the payment tells us you're better off waiting.

Either answer gives you something more valuable than guessing: clarity.

If you want to know what your comfortable payment could look like, DM PAYMENT. 🏡

You probably think as a general rule of thumb, brand new homes costs more than existing homes. But right now, that's backwards. This shows just how much.

A newly built home costs about $40k less than an existing one right now. That's because builders are cutting prices and piling on incentives to keep their inventory moving.

And that opens up a window for you to get brand new everything for less than you may expect.

DM me if you want a list of nearby new home communities offering deals like this right now to see if a new build may be in your budget after all.

Before you decide you're “waiting for rates,” I want you to know what you're actually waiting for. 🤍

Is there a monthly payment where you would feel comfortable?
A price range?
A certain amount you want left in savings after closing?
A debt you want paid off first?

Those answers matter.

Because your goal shouldn't be: “Get the lowest rate possible.”

Your goal should be: “Make a housing decision that works with the rest of my financial life.”

Save this post and talk through these five questions with your household.

And if you want help turning your comfortable payment into real numbers, DM me PAYMENT.

No pressure to buy. We'll simply look at your options.
