Here's why I don't want you making your entire homebuying decision from one mortgage-rate headline. 📍
Our local markets aren't all moving the same way. In the latest C.A.R. July data:
🏡 San Joaquin County's median single-family price was $560,000, up 5.7% from a year earlier.
🏡 Stanislaus County's median was $499,000, up 5.1%.
And when we zoom further into individual cities, we see an even more mixed picture:
Tracy: $684.6K (+1.8% YoY)
Stockton: $444.8K (+2.0% YoY)
Manteca: $598.7K (-4.2% YoY)
Mountain House: $899.5K (-8.9% YoY)
Modesto: $456.3K (+1.4% YoY)
That matters.
Because your decision isn't: “Is the national housing market good or bad?”
It's: “Does this home, in this area, with this payment, make sense for me?”
