It's estimated that a significant number of mortgage loan officers have left the business since the start of the COVID-19 pandemic. According to one source, the number of active, state-licensed loan officers who originated at least one loan in a quarter peaked at over 124,000 in the fourth quarter of 2021. By the end of 2023, that figure had plummeted to just over 80,000, representing a drop of about 36%. Other data suggests an even larger exodus, with one report indicating that the total number of producing mortgage loan officers peaked at over 180,000 in late 2021 and had fallen to less than 90,000 by mid-2023.
This decline is largely attributed to a shift in the housing market, moving from the low-interest-rate, high-refinance activity of the pandemic years to a higher-interest-rate environment with slower market activity.
