Happy Labor Day.

A down payment doesn't show up out of nowhere. It's built one paycheck at a time — early mornings, double shifts, overtime somebody worked so their kids could have a yard.

Down Payment Myth

"I need 20% down."

No, you don't. That number has been stuck in everybody's head for about forty years and it's costing people houses.

FHA can go as low as 3.5% down. Conventional programs start at 3% for qualified buyers. VA and USDA can be zero down if you're eligible. Missouri also has first-time buyer assistance programs most people never hear about.

Yes, less than 20% usually means mortgage insurance. Yes, that's a real cost. But "wait five more years while home prices climb" is also a real cost, and it's usually the bigger one.
