This right here is why I don’t mind the early mornings. ❤️

Two days a week, I try to get up around 5 AM and work until 10, so I can take a couple of hours during the day to spend with my grandbabies — sometimes as a group and sometimes one-on-one.

This week, sickness changed the plans a little. Kevin went to his daughter’s to spend time with his grandbabies, and I got some special one-on-one time with my grandson Mars. His brother was really sick, and Mommy and Daddy needed a little time to rest and take care of him.

So Mars and Grandma got the day together. ❤️ And this video is one of those little moments I never want to take for granted.

Does it mean I may have to work later that night to make up for the time? Absolutely.

But THAT is why I get up at 5 AM.

I’ve worked hard to build a career that gives me the flexibility to be there for my family. The work will get done. The emails will get answered. But these babies are only little for a little while.

Success to me today looks a lot different than it used to. It looks a whole lot like this. ❤️

🏡 MONDAY’S MARKET UPDATE

There’s a lot happening in Florida real estate right now, and one of the biggest things buyers and sellers need to understand is where homes are actually selling compared to their list price.

📍 Here in Tampa Bay, recent data shows:

Hillsborough County — 61.6% of homes sold below list price
Pasco County — 65.8% sold below list price
Pinellas County — 74.2% sold below list price

Those numbers are important for both sides of the transaction.

🏠 SELLERS: You need a full understanding of where the market actually sits today when deciding how to price your home. The market isn’t where it was a few years ago, and pricing too high from the beginning can mean longer days on market, price reductions, and ultimately more negotiating power for the buyer.

🔑 BUYERS: This market can create opportunity! Depending on the home and the seller’s situation, we may be able to negotiate the purchase price, seller-paid closing costs, repairs, or funds toward a rate buydown.

🌴 Looking at Florida year over year, single-family sales were recently up 5.1%, while condo/townhome sales were up 11%. At the same time, local home values have been running slightly below last year’s levels:

📉 Hillsborough: -2.0%
📉 Pinellas: -2.1%
📉 Pasco: -2.5%

So what does all of this mean?

The market isn’t bad—it’s different. And understanding the numbers matters.

💰 Affordability is key.

Understanding your buying power and today’s interest rates gives us a much better idea of what price range makes sense, what you want to request in closing-cost assistance, whether a rate buydown could help, and most importantly, what we need to do to reach your monthly payment goal.

Buying a home isn’t just about getting approved. It’s about structuring the entire transaction so the numbers make sense for you and your family.

🇺🇸 VA LOAN UPDATE — THIS IS HUGE FOR OUR VETERANS! 🇺🇸

A major VA guideline change could help more Veterans qualify for homeownership! 🏡

For certain non-medical collections, the way the monthly obligation is calculated for DTI has changed — and that can make a BIG difference when qualifying.

💥 Example:
A $5,000 collection that previously could have added $250/month to the DTI may now be calculated at approximately $21/month.

That difference could be a game changer for a Veteran who was previously denied because their debt-to-income ratio was too high.

❤️🤍💙 If you know a Veteran who was told “NO” before, it may be time to take another look.

Property taxes have become a HUGE part of housing affordability in Florida, and a proposed property-tax change could mean significant savings for qualifying homeowners.

If approved by Florida voters, the proposal would increase the Homestead Exemption on non-school property taxes:

🏠 2027: Up to $150,000 exemption
🏠 2028: Up to $250,000 exemption
