Revenue is the number everyone watches. Profit is the one that actually matters.

You can grow revenue and become less profitable at the same time. Most small business owners have done this without realizing it because the top line looked fine.

Clean books show you both numbers. Messy books only show you one.

Most owners I talk to waited two years before hiring a bookkeeper because they thought they could not afford it.

Then they calculated how many hours a month they were spending on their own books. Then they asked what that hour was actually worth to their business.

The conversation usually changes pretty quickly after that.

Q3 ends next month. Most business owners will not look at their year-to-date numbers until December.

By then the decisions that could have changed the outcome have already been made.

Mid-year financial clarity is not a record of what happened. It is a tool for what to do next.

There is still time to use it.

Wondering if you are doing your books right is one of the most common things I hear.

Most owners have a system that kind of works but no idea if it is actually correct. That second-guessing does not go away on its own.

It does go away the moment someone with a trained eye looks at your books and tells you exactly where things stand.

The Bookkeeping Catch-Up Checklist is a free starting point. Link in bio.

When someone shows me a disorganized set of books, most people see a problem. I see a starting point.

The first step is always the same: find what we know for certain. Then reconcile forward from there. Once everything is in order, the client can finally see what is actually happening in their business.

What I notice every time is that the clarity does more for them than the clean books themselves. They stop second-guessing every number they look at. That shift happens fast. And once it does, it almost never goes away.

Here's a question worth sitting with for a second: if your income stopped tomorrow, who's paying your mortgage next month?

Not eventually. Next month.

A will tells you who inherits the house. It doesn't answer that question. If one person's paycheck is what covers the mortgage, that income is doing more work than most families ever stop to notice, until it's gone and someone has to figure out what replaces it.

That gap is usually invisible until someone is standing in it.

Tomorrow, I'm hosting a live conversation with Rhea Tobin, estate planning attorney Vineet Sahni, and financial professional Katherine Zick called "What Happens to Your Property When You're Gone?" We're covering exactly this, along with what happens to LLCs, trusts, and syndication interests for those who do invest.

This isn't only for people with an investment portfolio. It's for anyone with a mortgage and a family who depends on their income.

7 PM ET / 4 PM PT tomorrow. Registration link is in the comments.

Tag a homeowner whose family depends on their income to keep the house.

You know your revenue. You probably know your bank balance. You probably do not know your actual profit margin by job or property.

Those three numbers are not the same thing.

Revenue tells you what came in. Bank balance tells you what is left. Margin tells you if the business actually works.

Most owners are running on the first two and missing the third.

Your time as a business owner is not free. Most owners treat bookkeeping like it is.

Here is the calculation most owners avoid: how many hours a month do you spend on your own books. Then multiply that by what that hour is actually worth to your business when you spend it on billable work or decisions instead.

For most contractors and investors the number is uncomfortable. The bookkeeping itself is not expensive. The time spent doing it instead of running the business is.

The math changes pretty quickly once you do it honestly.

Your CPA is not your bookkeeper.

When you send disorganized records you are paying CPA rates for bookkeeping work. That is one of the most expensive ways to catch up.

A bookkeeper cleans the books. Your CPA advises you on what to do with them.

Different work. Different price. Very different outcome.

Eight months in and most real estate investors cannot tell you which of their properties is actually profitable.

A door that ran one month of higher vacancy, needed two unplanned repairs, and had a maintenance expense miscategorized might look fine in the combined portfolio total while quietly dragging your return by a meaningful margin. You will not see it by looking at the total. You will only see it with property-level books that break down income and expenses per door.

If your books are combined right now, the next four months are going to be harder to evaluate than they need to be.
