Interesting piece on Costar, really reflects what we’re seeing in the market right now — especially in medical office.
While a lot of traditional office product is still sorting itself out, well-located medical office space continues to see strong demand, particularly single-story properties with easy access, visibility, and parking. Tenants are being extremely selective, and convenience for both staff and patients is becoming a major driver in leasing decisions.
The article also reinforces something we’ve been talking about for a while: the market is becoming more segmented. Quality space in the right locations is still performing, while older or less functional product has to compete much harder.
From a brokerage standpoint, it’s another reminder that positioning, accessibility, and functionality matter more than ever in today’s environment.
