Fridays are for celebrating new homeowners!! This great couple was referred to me by the amazing Carlos Vilorio with Presidio Real Estate. They completed their application in late July but weren’t sure about their choices of homes they were looking at. Then things got serious in September and they wanted to know more about the whole process before making an offer on a home that got their attention. So we met at my office in late September to go over everything and anything they wanted and needed to know.

They felt more confident and were ready to make an offer and bam! They got it! They ended up getting a ton of concessions from the seller thanks to Carlos’ negotiating, and my team and I worked so fast so we closed a week before the contract closing deadline.

Everything went perfectly and we closed with a bang. Literally.

There are only a couple of options to lower a mortgage payment when rates are higher than we prefer. One is a permanent buy down which requires paying “points” or “discount points” to lower a rate under a “par” rate. Par meaning the rate is at no cost or credit. However, the rate can only be lowered so much before it becomes too high of a cost.

The other option is a temporary buydown, which comes in a variety of flavors. They are 1/0, 2/1, or 3/2/1 buydown. The example below shows how a payment can be $564 lower per month for the first year compared to the actual note rate payment.

When you combine the two options, a permanent buydown with a temporary buydown, that is where we can maximize these tools to lower a mortgage payment quite a lot.

Not everyone wants to buy a home with a higher than desirable interest rate, like 7.25% or higher. But for these home buyers, buying the home was more important than the note rate.

Especially when they don’t have to pay back the $15,750 down payment on this purchase that I just got funded for them. Yep you read that right. Their 3.5% down payment was funded by the lender and is fully forgiven on day one. Sure, we’ll refinance the rate later to lower their payment, but for now, they got the home that changes their life and will be a place to make some great memories.

Mortgage rates are a lot like going on a date. You never really know what you’re going to get, and you should just be happy that you’re even on a date, for some people 1 date is all you may ever get.
Just like you should be happy to be buying a home. That means you’ve done a lot to get ready for that date.

So just enjoy it....until it’s time to change it, the rate that is....and often times the date too. And even the marriage partner, ok that’s a different subject.
