Most major mortgage programs have the same hard rule for manufactured homes.
If a manufactured (mobile) home was built before June 15, 1976, it does not qualify for financing through:
✅ VA
✅ FHA
✅ USDA
✅ Fannie Mae
✅ Freddie Mac
Why? Homes built before that date were constructed before federal HUD building standards existed. Even if the home is in great shape, no renovations, retrofits, or engineer certifications can change its age or HUD status.
🔍 Important clarification:
Engineer certifications do help with foundation requirements on newer HUD‑code homes — but they cannot make a pre‑1976 home eligible for agency financing.
✅ So what options do exist?
Pre‑1976 homes are often financed through:
💰 Cash
🤝 Seller financing
🏦 Local bank or portfolio loans
🚚 Chattel (personal property) loans
Each comes with different terms and considerations, so it’s important to know upfront.
