🏡 Did You Know?
Most major mortgage programs have the same hard rule for manufactured homes.
If a manufactured (mobile) home was built before June 15, 1976, it does not qualify for financing through:

✅ VA
✅ FHA
✅ USDA
✅ Fannie Mae
✅ Freddie Mac

Why? Homes built before that date were constructed before federal HUD building standards existed. Even if the home is in great shape, no renovations, retrofits, or engineer certifications can change its age or HUD status.
🔍 Important clarification:
Engineer certifications do help with foundation requirements on newer HUD‑code homes — but they cannot make a pre‑1976 home eligible for agency financing.

✅ So what options do exist?
Pre‑1976 homes are often financed through:

💰 Cash
🤝 Seller financing
🏦 Local bank or portfolio loans
🚚 Chattel (personal property) loans

Each comes with different terms and considerations, so it’s important to know upfront.
💡 Pro tip: Verifying the build date and HUD certification early can save buyers, sellers, and agents a lot of time and frustration.

Alongside emergency agencies from across the state, The Burlington Fire Department will once again be participating in Operation Firecuffs this holiday season. Operation Firecuffs is a toy drive benefiting children who are hospitalized at The University of Vermont Children’s Hospital. The gifts received will benefit children not only during the holidays, but throughout the year as well. On December 19th, a parade of emergency vehicles trailed by Santa Claus in Rescue 1 will be delivering the donated gifts to the hospital. If able, please consider donating a new, unopened, unwrapped gift or gift card to any of the 5 fire stations in the city.
