During the mortgage process, certain funds used for your transaction may need to be documented. If a large deposit appears, your lender may need information showing where that money came from and whether it's an acceptable source.

Sold something? Received money from another account? Something else entirely? Don't start moving money around because somebody on the internet said it was fine.

That mysterious pile of money called “cash to close” deserves an explanation before anyone asks you to wire it.

Cash to close reflects the amount you're expected to bring to complete the transaction after applicable costs, credits, deposits and other transaction-specific items are accounted for. That's why looking only at the down payment can leave buyers wondering where the rest of the number came from.

Don't just memorize the total. Ask for the anatomy lesson. You should understand what you're paying and why.
