Some Monday’s are better than others, today got one CTC and got another one approved and got a new contract for 862k for early November. Two of my LO’s also working on contracts for 700k+ too and had several appointment calls Friday to Saturday. Despite the market challenges we’re still hauling them in.

Well, it wasn't the best month for myself or the team in 2026, but today was fantastic. I closed and funded two Empower Down Payment Assistance Loans for two very appreciative first time homebuyers and that makes everything better. I did also get two loans to processing and another contract or two may be on the way for October which looks like record breaker so thats good. I have done personally about 85 pre approvals this year about half of them have closed, I’ve also worked an additional 5-600 purchase leads. I’ve told all of them the same thing, DON’T WAIT TO BUY!! Get under contract!! Because this was a real consequence. You gotta listen to pros real pros. We did recover some yesterday but it will be slow recovery.

We try to tell Florida Renters this all the time, renting is a terrible option and compromise to buying if you have a choice. This story posted yesterday in Facebook tells it all. Florida is 10th highest rental state for cost in the country and increases 15-18% annually. Look at these numbers for just a two bedroom on what you have to earn to afford. We’ve been here before and this is nothing new. Mortgage rates have always fluctuated based on key economic factors and we’re not even as high today as we’ve been in other times. I’ve been in the industry 30 years and mostly sold rates in the higher brackets. Never let rates keep you from buying.
