Everyone wants a simple answer to rent versus buy.

But the better question is: what is your money doing for you?

Renting is not always the wrong move. Buying is not always the right one.

If renting gives you flexibility to grow, build income, invest elsewhere, or make a smarter move later, that can be strategy.

And owning only works if the numbers actually support the life you are trying to build. A mortgage alone does not create freedom. A plan does.

It’s not rent versus buy.

It’s strategy versus no strategy.

If you're making more money than you've ever made and still feel broke, it's likely not your income. It's your strategy.

A few quiet mistakes I see all the time:

Lifestyle inflation. Prices go up, you keep paying them, and you don't realize how much you've added to your monthly spending.

Money sitting idle. Cash in a low-interest account is losing value every month to inflation. If it isn't earning, it's shrinking.

No clear plan. A lot of high earners play defense instead of offense. Real estate can help. It builds equity, gives you leverage, and forces savings in a way most accounts don't.

If you're making good money but not feeling it, the fix is usually in the strategy.

Mortgage debt is good debt. And one of the quiet details most people miss is what happens when you pay your house off completely.

Once that loan is gone, you forever lose the ability to write off the interest on that home. Thanks to the Tax Cut and Jobs Act of 2017, the key phrase is acquisition indebtedness. As long as your mortgage traces back to when you bought the house, the interest stays deductible up to $750,000.

But the moment you pay it off and later pull cash out to buy a boat, a car, or anything else, that interest is no longer deductible.

Worth thinking through before you make that final payment.

The goal isn't perfect timing. The goal is smart decision making and a sound financial strategy.

A lot of seniors are stuck in the wrong house, holding onto a 3% rate they can't bring themselves to give up.

There’s a critical difference between a HELOC and a reverse mortgage most people don’t understand, until it matters.

When the Southern California fires hit, clients who had lost their homes still had access to the money in their reverse mortgage line of credit.

It's federally insured and federally guaranteed, which means the line of credit doesn't disappear when the house does. A traditional HELOC, on the other hand, would have been frozen.
That detail blew a lot of financial advisors away. Michael Joy explains why.
