This amazing couple found me online, scheduled a discovery call to learn about the homebuying process, and 33 days later they closed on their very first home in Puyallup — after 6.5 years of apartment living!
Sometimes all it takes is one conversation to get the ball rolling. If you've been wondering whether homeownership is possible for you, let's talk. You might be closer than you think! Let's talk.

If retirement is 5–10 years away, your investment accounts probably get regular attention. Your mortgage? Probably not.

But for most Washington homeowners, home equity is the largest asset they own — and the decisions you make in this window can significantly change what your financial picture looks like when you stop working.

I put together a checklist of five things worth reviewing now:
✅ Will your mortgage be paid off before you retire — and should it be?
✅ Is your current mortgage structure still the right one?
✅ Should you set up a HELOC while you're still working?
✅ Are you planning to move before you retire?
✅ How does your home equity fit into your retirement income plan?

If you'd like to talk through your specific numbers, I'm happy to take a look — no pressure, just a conversation.

Happy Tuesday!

This week's Mortgage Porter Weekly is live! I'm covering last week's housing and economic news, where rates are trending, what's ahead on the calendar (PCE and GDP both drop Thursday!), and a program close to my heart this week — our HELOC designed specifically for senior homeowners.

Fixed rate at draw. Interest-only payments during the draw period. No balloon payment as long as you're living in the home. It's a really thoughtful program and worth knowing about.

Watch the video and reach out if you have questions — I'm always happy to help.

From their first home to their dream home — 15 years later, we did it again!
This returning client trusted me to help them buy their very first home over 15 years ago, and recently came back when it was time to level up. We closed a jumbo loan in just 15 days in one of Seattle's most competitive markets — right in beautiful Green Lake.
Moments like this are why I love what I do. Watching clients grow, build equity, and take that next big step is truly the best part of this work.
If you're thinking about buying or refinancing in the Seattle area, I'd love to help you write your next chapter too.

Thinking about buying your first investment property in Washington State — but not sure you have enough for a big down payment? You might have more options than you think.

Here are 4 strategies worth knowing:
✅ Buy a duplex, triplex, or fourplex — live in one unit, rent the others. Conventional financing starts at just 5% down. FHA as low as 3.5%.
✅ Buy a single-family rental directly with as little as 15% down using conventional financing.
✅ Buy a starter home as your primary residence, live in it for 12 months, then convert it to a rental when you're ready to move up.
✅ Already own a home? You may be able to keep it as a rental when you buy your next one — and start your portfolio that way.
Real estate investing doesn't always require a massive down payment. Sometimes it just requires the right strategy for where you are right now.Thinking about taking that first step? Let's talk. 🔗 Link in bio.
