Here's what to tell them.
Title insurance is the only policy that protects against problems that already exist, not just future ones. In Washington, a standard owner's title policy protects your buyer against undisclosed liens, recording errors, forgery, and ownership disputes that could surface years after closing.
It's a one-time premium. It protects them for as long as they own the home. And it's one of the few things at closing that keeps working long after they've moved in.

When your preliminary title commitment arrives, don't file it away for later. It's one of the most actionable documents in your transaction, and what you look for depends on which side of the table you're sitting on.
Listing agents: Your job is to identify anything monetary your seller needs to resolve before closing. Existing liens, judgments, delinquent taxes, HOA obligations, payoff accuracy, and seller name matching. These are the items that surface at the closing table if nobody caught them early.
Buyer's agents: Your job is to identify the permanent exceptions your buyer will accept title subject to. Easements, CC&Rs, recorded restrictions, and name accuracy on both sides. These stay on title after closing regardless of what was negotiated in the sale.
