What a day with Keller Williams Hudson Valley United!

My City Lending was proud to be a Gold Sponsor of BUILD TO WIN and spend the day surrounded by some incredible real estate professionals from across the Hudson Valley and beyond.

And when Jay Papasan, co-author of The ONE Thing, is in the building talking about focus, growth, and building a business with intention… you listen.

But for me, one of the best parts of events like this is simple:

The people.

Meeting new agents. Reconnecting with familiar faces. Talking business. Sharing ideas. Learning what agents are seeing in the market—and having conversations about how the right lending partner can help them win more business and get more clients to the closing table.

📈 Mortgage Rates Moved Higher. Here’s What Actually Matters.

Well… rates decided to remind everyone this week that they can still move — and move quickly.

After dipping below 7%, the average top-tier 30-year fixed rate moved from 6.97% to 7.07% yesterday.

Why? A jump in fuel prices combined with a Producer Price Index report that the bond market didn’t particularly love.

But here’s the part I want buyers and Realtors to pay attention to:

One day does not make a market.

We’ve seen some encouraging movement in rates, but the road was never going to be perfectly straight. Economic reports, inflation, employment data, energy prices and expectations surrounding the Fed can all move mortgage rates — sometimes in a matter of hours.

🏡 If you’re thinking about buying, don’t build your entire plan around trying to guess the absolute bottom.

Build it around the numbers.

What payment are you comfortable with?
What price range makes sense?
What loan program gives you the best opportunity?
And what happens to those numbers if rates move up — or down?

That’s where having a mortgage professional who actually watches this stuff matters.

I’ve spent 15+ years doing this, and my job isn’t to sell you on a rate or scare you into making a move. My job is to help you understand your options, build a plan, and be ready when the right opportunity shows up.

Apparently PJ can stand for Private Jet now.

Do I actually have a private jet?
Absolutely not. 😂

I have four kids. I'm lucky if I get the good seat in my own vehicle.

But when it comes to mortgages, I do believe in first-class service.

Sometimes you just need to unplug. ❤️

A few days away with my favorite people was exactly what I needed.

Boardwalk. 🎡
Fishing. 🎣
Swimming. 🌊
Boogie boarding. 🏄
Way too much food. 😂
And most importantly… time together.

I’ve always been pretty protective about keeping my kids off social media, which is why you’ll usually see them from behind in the pictures I share. But I still love capturing these moments because this crew is the reason behind so much of what I do.

Life gets busy. Work gets busy. Practices, games, gymnastics, phone calls, emails and everything else somehow fills every minute of the calendar.

For a few days, none of that mattered.

We got to slow down, recharge, laugh a lot and just enjoy being together.

And apparently the Wildwood sign was designed specifically for four kids who can’t resist climbing on something. 😂

Perfect setting. Perfect reset. My crew. ❤️

Back home, batteries recharged, and ready to get after it again.
