Debt-to-income, or DTI, is one of the first numbers a lender looks at. It’s simpler than it sounds. 📊
The basic math: add up your monthly debt payments, including the new house payment, then divide by your gross monthly income. The result is a percentage that helps show how comfortably a payment fits your budget.
What usually counts: car payments, student loans, credit card minimums, and the new mortgage payment.
What usually doesn’t: everyday bills like groceries, utilities, and your phone.
Want to improve your number before you apply?
💳 Pay down balances to lower your minimum payments.
🚗 Hold off on new debt. A new car payment counts right away.
📄 Document all of your income. Side income may count when it’s consistent and on paper.
Know your number before you shop. Send me a message and I’ll help you see where you stand.

Some of the scariest moments in a home purchase have nothing to do with the house. 🎃

Your approval is based on a snapshot of your finances. Between approval and closing, a few everyday moves can change that picture:
💳 Opening new credit cards or loans
🛋️ Big purchases on credit (the new furniture can wait a few weeks)
💰 Large deposits you can't document
💼 Changing jobs without talking to your lender first

What to do instead: keep paying every account on time, answer document requests quickly, and ask before you act. A two-minute call can prevent a delay.

Approved isn't closed. Keep the picture the same and the quietest files close the smoothest. Planning a move this season? DM me and let's keep your path to closing clear.

October is Cybersecurity Awareness Month, so let's talk about one of the most costly scams in real estate: wire fraud. 🔒

Here's how it usually works. Right before closing, a buyer gets an email that looks like it's from their title company, agent, or lender. The message says the wiring instructions have changed and the money needs to go out today.

How to protect yourself:
📞 Call to confirm before you send anything. Use a phone number you already know is real, not one listed in the email.
🚩 Treat any change to wiring instructions as a red flag, especially at the last minute.
⏸️ Slow down. A real closing never requires you to panic.

Once a wire is sent, it can be very hard to get back. When in doubt, pick up the phone. And if anything about your closing ever feels off, call me first.

Your home works hard all year. 🍂 A little fall maintenance now helps protect what's likely your biggest asset.
Four quick checks before the season turns:

🍁 Clear gutters and downspouts so water moves away from the house, not into it.
🔥 Service your heating and cooling system. A check now usually beats a repair later.
🏠 Look over the roof and seal gaps around windows and doors. Small fixes stop bigger ones.
📄 Review your homeowners policy. Make sure your coverage still fits your home, especially if you've renovated or added anything.

Appraisal and inspection get mentioned in the same breath, but they answer two completely different questions. 🏡

The appraisal asks: what is this home worth? It's usually ordered by the lender as part of your loan, and it compares the home to recent similar sales to confirm the price is supported. That value helps determine how much can be financed.

The inspection asks: what shape is this home really in? That one is yours. You choose the inspector, and they look at the roof, the major systems, the structure, and safety items so you have the facts before you're fully committed.

An appraisal protects the loan. An inspection protects you. You want both working for you.

If you want to be in a new home before the holidays, the decision point is now — not November. 🗝️
Work the timeline backward. A purchase generally moves through four stages:
1️⃣ Get fully pre-approved — before you tour, not after.
2️⃣ Find the house and get an offer accepted — usually the longest stretch.
3️⃣ Underwriting, appraisal, and inspection — the part with real deadlines.
4️⃣ Closing and keys.
Once you're under contract, the loan side often moves in roughly 30–45 days, though every file is different. Finding the right house typically takes longer than the loan does — and fall adds holidays, vacations, and short weeks that slow everyone's calendar down.
That's why a December closing is really a September decision. Start with the approval, keep your documents current, and you move at your pace instead of the calendar's.
The calendar is the one thing we can't negotiate.

I'm already pre-qualified." 📋 Great start — but it isn't the same thing as pre-approved, and the difference shows up the moment you write an offer.
Pre-qualified is a quick estimate based on what you tell me. Pre-approved means your file has actually been reviewed — income, assets, and credit. One needs a conversation. The other needs documents. Sellers read the first as interest and the second as ready.
What a full approval gets you: a real number instead of a ballpark you may have to walk back, an offer that reads as fundable instead of hopeful, and speed — because the heavy lifting is done before you find the house.
Both are useful. Only one strengthens an offer. DM me and let's get you fully pre-approved — no commitment, just clarity.

Your mortgage payment isn't one number — it's four. 🏠 And knowing which parts can move is the difference between a budget that holds and a surprise next year.
What's typically inside a monthly payment:
🏦 Principal — the part that pays down your loan and builds your equity.
📈 Interest — the cost of borrowing, set by your loan terms.
🧾 Taxes — property taxes, usually collected monthly and held in escrow.
🛡️ Insurance — homeowners coverage, plus mortgage insurance in some scenarios (and HOA dues if your community has them).
Here's the part people miss: on a fixed-rate loan, principal and interest generally stay put — but taxes and insurance can change over time. When they do, the escrow portion adjusts. That's why a payment can shift even when nothing about your loan did.
Budget for the whole payment, not just the loan. Want to see what a realistic all-in payment looks like for your situation? Reach out — no commitment.

Let's put one of the most expensive myths in home buying to rest: the idea that you need 20% down to buy a home. 🔑 That belief keeps a lot of ready buyers renting far longer than they need to.
What's actually true:
🏠 Many loan programs allow far less than 20% down — the right fit depends on you, not a rule of thumb.
💰 Down payment assistance and gift funds can help bridge the gap in a lot of situations.
📈 Putting less down sometimes means a monthly cost for mortgage insurance — which isn't automatically a dealbreaker when you weigh it against years of waiting.
What actually matters more than a magic number:
✅ Steady income and a manageable debt load.
✅ A credit picture you've kept healthy.
✅ A cushion left over after closing — not every dollar you have.
The real question isn't "Do I have 20%?" It's "What do my actual options look like?" And that's a five-minute conversation. DM me and let's find out where you really stand — no commitment.

"Is it a good market or a bad one?" 🧐 The honest answer: it depends on what you're trying to do — and the headlines rarely tell the whole story.
Here's what's actually happening: more homes are reaching the market, so buyers have more choices. Buyers have more room to negotiate on terms, repairs, and price. Sellers are adjusting expectations and pricing to today. And well-priced homes are still selling — the good ones still move.
This isn't a bad market. It's a different one — and different markets reward preparation. If you're a buyer, more choice and leverage favor the ready. If you're a seller, the right price still wins while the wrong one waits. For everyone, a plan beats a prediction.
Want to know what the shift means for your move? DM me and we'll talk it through. No pressure, just a plan.
