Inside the Deal: Two contracts, two closings, one move from Missouri.
Our buyers were relocating from out of state to be closer to family. We got them under contract and clear to close on a beautiful property in Carolina Trace -- then on closing day they spotted another home in the same neighborhood by the same builder and made the flip. We quickly came under contract on the new property and CTC'd again without a hiccup.
Second time really is the charm.

Inside the Deal: Contract to clear to close in 6 days.
We came in with a plan -- maximized seller concessions to cover closing costs and layered in a lender-paid 1-0 temporary buydown. That locked our first-time homebuyer into the low 5's for year one, a perfect on-ramp into homeownership.
It is not always about rate. Sometimes it is about strategy, and this one had it from day one.

Inside the Deal: This one got turned down by two other local lenders before it made its way to us.

The clients were discouraged after being told it couldn’t be done, but Bryan Navichoque Cabello called us in to help save the deal.

We were able to get this one clear to close when everyone else said no. That’s what makes being a broker so special. We can find a way when other lenders can’t.

Inside the Deal: 44 acres, a gated equestrian estate, and even a helicopter pad.

Definitely one of the more unique properties I’ve had the chance to work on. I’m still trying to set up my helicopter ride.

With a property like this, finding the right lender was everything. That’s where being a mortgage broker really makes a difference because we were able to find the perfect fit for the scenario.
