The VA has published a clarification to its guidelines around how lenders can calculate monthly debt for non-medical collections with no established payment arrangement. Instead of using 5% of the entire balance, we take that 5% and then divide by 12! That's nearly a 92% reduction in the monthly debt amount used for qualifying. If past collection balances were tipping your DTI, then this could have a major impact on your loan qualification!
