While Texas continues to benefit from strong population growth, corporate relocations and long-term economic momentum, the market is no longer operating in “easy mode.”

Multifamily, in particular, is facing pressure from an oversupply of new inventory that will take time for the market to absorb. As a result, the sector is likely to experience continued challenges through the remainder of the year.

The 2025-2026 school year has reached 95.1% for student housing and investors remain optimistic, and yet cautious at the same time as it is important to choose the choose the right market and location. Investors are leaning more toward large scale public universities where the market it not oversaturated. On the bright side lenders are relaxing a bit and allowing more toward student housing allocations than last year.
