A Little Housing Perspective

One of the biggest misconceptions in today's market is that houses selling in 24 hours with 15 offers and buyers waiving inspections, appraisals, and common sense was somehow "normal."

It wasn't.

That environment was the result of:
• Historically artificial 3% mortgage rates
• Massive Federal Reserve intervention
• Pandemic-driven migration
• Record-low inventory
• Trillions of dollars of fiscal and monetary stimulus

In other words, it was the housing equivalent of a sugar rush.
Historically, a healthy housing market looks much different:
• Homes stay on the market for weeks, not hours
• Buyers negotiate
• Sellers offer concessions
• Appraisals matter
• Inspections happen
• Inventory exists

That's not a weak market—that's a functioning market.
Today we're gradually returning to a more balanced environment where buyers have choices and sellers have competition. While that can feel uncomfortable compared to the frenzy of recent years, it's actually much closer to what most of the past 30 years looked like.

The headlines often focus on what's slowing down, but the reality is we're seeing something healthier: a normalization of supply and demand.

Or put another way:
The sky isn't falling. We're just no longer living in a world where every house was treated like the last bottle of water before a hurricane.

A balanced housing market isn't bad for real estate—it may be the best thing that could happen to it.

Since March 1st, the Iran war has been the primary reason for movement and volatility in the bond and mortgage rate market. Pre-war motivations were woefully muted. That changed a bit with the jobs report two weeks ago and it changed again with this week’s Fed announcement.
