5.0 star review received on Experience.com for Daniel Tharp by Ralph K - Daniel Tharp was exceptional. If it was not for him I would have walked away from the process. He made it so easy and really took the time to walk us through each and every step. Even went above and beyond with helping us understand the Real Estate Agent. He was always available to answer any of our questions. Cannot say enough about him. He is 1 in a million.

One VA loan.

Two homes.

Texas ➡️ California.

And a 15-day close.

This one was special.

Janice introduced me to these folks about a year ago, and from day one they were an absolute pleasure to work with. Good people. The kind you genuinely want to see win.

There were a lot of moving pieces on this one. A home in Texas with a VA loan, and a purchase in California using that same VA eligibility.

Questions about VA eligibility and strategy. Plenty of opportunities for things to get complicated.

But everyone stayed focused on the same goal.
The clients were amazing. Janice was amazing. My team was amazing.

And together, we got them home.

These are the transactions that remind me why I love what I do. Not because we closed in 15 days (although that’s pretty cool), but because helping people navigate a complicated process and seeing the excitement when they get the keys never gets old.

Huge congratulations to our buyers, and a big thank you to for being such a great partner!

Enjoy your new home. You’ve earned it. 🏡🇺🇸

💰 Want to save $100 and be more prepared to buy a home?

June is National Homeownership Month, and CalHFA’s Homebuyer Education course is FREE this month.

Normally, the course costs about $100, but the fee is being waived for a limited time.

Even better, the certificate is valid for 12 months.

So if buying a home is even a possibility in the next year, this is a great way to get ahead, learn about the process, and check one important item off your list before the opportunity arrives.

I walk you through exactly how to find it in this video.

Have questions about CalHFA, down payment assistance, or buying your first home? Send me a message.

A lot of buyers think the goal is simple:

“Put 20% down so I can avoid mortgage insurance.”

But sometimes the better long-term financial move is actually putting LESS down.

These first-time buyers were planning to put roughly $140,000 down on a home around $700,000.

Instead, after reviewing the numbers together — and talking with their financial planner — they chose 10% down.

Why?

Because the mortgage insurance was only about $85/month… while keeping roughly $70,000 invested created more flexibility, more liquidity, and potentially a much stronger long-term net worth position.

This is why good mortgage planning is bigger than just “What’s the payment?”

It’s:

* liquidity
* leverage
* opportunity cost
* long-term wealth
* and making sure your money is working efficiently.

Sometimes the smartest financial move isn’t the most obvious one.

Spaghetti stains and all.

Would you rather put more money into the house… or keep more money invested?

5.0 star review received on Experience.com for Daniel Tharp by Ann-Marie A - Dan worked with myself and my husband for 5 years to make our home purchase dream come true. Dan was patient, helpful and provided invaluable information along the way that made it possible for us to buy the home of our dreams. From our first application 5 years ago when we had just started our home search as well as our business, until today Dan stuck by us and provided the guidance and advice we needed to navigate this process. With the knowledge Dan provided and a lot of hard work we were able to buy a beautiful home that we can be proud of. I can't thank him and our realtor enough for all of their help through the years. We could not have had a better team!
