Two homes.

Texas ➡️ California.

And a 15-day close.

This one was special.

Janice introduced me to these folks about a year ago, and from day one they were an absolute pleasure to work with. Good people. The kind you genuinely want to see win.

There were a lot of moving pieces on this one. A home in Texas with a VA loan, and a purchase in California using that same VA eligibility.

Questions about VA eligibility and strategy. Plenty of opportunities for things to get complicated.

A lot of buyers think the goal is simple:

“Put 20% down so I can avoid mortgage insurance.”

But sometimes the better long-term financial move is actually putting LESS down.

These first-time buyers were planning to put roughly $140,000 down on a home around $700,000.

Instead, after reviewing the numbers together — and talking with their financial planner — they chose 10% down.

Why?

Because the mortgage insurance was only about $85/month… while keeping roughly $70,000 invested created more flexibility, more liquidity, and potentially a much stronger long-term net worth position.

This is why good mortgage planning is bigger than just “What’s the payment?”
