A lot of buyers think the goal is simple:

“Put 20% down so I can avoid mortgage insurance.”

But sometimes the better long-term financial move is actually putting LESS down.

These first-time buyers were planning to put roughly $140,000 down on a home around $700,000.

Instead, after reviewing the numbers together — and talking with their financial planner — they chose 10% down.

Why?

Because the mortgage insurance was only about $85/month… while keeping roughly $70,000 invested created more flexibility, more liquidity, and potentially a much stronger long-term net worth position.

This is why good mortgage planning is bigger than just “What’s the payment?”

It’s:

* liquidity
* leverage
* opportunity cost
* long-term wealth
* and making sure your money is working efficiently.

Sometimes the smartest financial move isn’t the most obvious one.

Spent Saturday at the 2nd Annual Monty Maxwell Legacy Walk… and man, it hit me in the best way.

If you knew Monty, you know this. You were never invisible around him. He had this gift. He’d pull you in, ask questions, make you feel like you mattered. No small talk. Real connection.

He didn’t take “no” for an answer either 😂
But it wasn’t pushy, it was belief. He saw something in you and wasn’t going to let you play small.

No ego. Just passion and grit to find your happiness.
And he led by example every single day.

Being there with his family, his friends, coworkers, neighbors, athletes and students… you could feel it. The impact he made is still with us!
