🏡 Thinking about selling? Your financial prep can start long before the “For Sale” sign goes up.

If a move may be in your future, Financial Planning Month is a great time to start getting your numbers in order.

💰 Get a realistic picture of your equity. Look at your estimated home value alongside your remaining mortgage balance to start understanding what you may have available after a sale. Your existing mortgage is paid off at closing before you receive your proceeds.

🔨 Be strategic about improvements. Before investing in major updates, talk with a real estate professional about which projects may make sense before listing. Repairs, painting, landscaping, cleaning and staging can all add to your pre-sale expenses.

🧾 Plan for the cost of selling. Your sale price and your take-home proceeds aren't the same thing. Closing costs, taxes, fees and other selling expenses may be deducted from your proceeds.

💵 Keep some cash in reserve. Moving expenses, repairs, your next down payment and other costs can add up quickly.
