Many homeowners don't realize they may be able to pay more than their required monthly payment.

Putting extra money toward the principal lowers your loan balance sooner.

Since interest is based on the outstanding loan balance, that can mean paying less interest over time and even shortening the life of the loan.

It may not make sense for everyone, but it's something I think every homeowner should at least know about.

This one still blows my mind.

Just helped a client drop $600+/month in mortgage insurance.

They bought in 2019 and had over 40% equity. The bank knew it... and was happy to let them keep paying for another 6 more years.

The fix? A $150 BPO (a light version of an appraisal) proving the equity was there.

Heads up, some servicers require a full appraisal instead, which runs a few hundred more.

Real talk: if your value comes in short, you're out that money and the insurance stays.

So if it's close, it's a judgment call. But when the numbers look right? $150 in, $7,200+ saved per year.

Upside is huge.
