Some closings mean so much more than just selling a house. ❤️

I've known Ken and Anna since I was a kid. Our families have shared years of friendship, memories, and showing up for one another.

House hunting is FUN… until you've toured 12 houses and can't remember which one had the weird kitchen. 😂

Before you start falling in love with every pretty house you see online, let's talk about what actually matters.

Here are 6 things to consider when searching for your next home:

1. Know your budget. Not just what you're approved for, but what you're comfortable spending every month.

2. Think about your lifestyle. Do you need a home office? A big backyard? Room for guests? Or would you rather have less maintenance and more free time?

3. Figure out your style. Single-story? Open floor plan? Older home with character? New construction?

4. Location, location, location. Your dream kitchen won't make up for a commute you absolutely hate.

5. Explore the neighborhood. Drive through at different times, check out nearby amenities and make sure the area works for your daily life.

6. Take notes! After a few showings, houses start blending together. Trust us on this one.

And here's one more piece of advice…

Know the difference between your MUST-HAVES and your NICE-TO-HAVES.

You can change paint colors. You can update flooring. But moving a house to a different neighborhood? Not so much. 😂

Halloween is almost here! 🎃 And while we're all about the costumes, candy and decorations, nobody wants their house to become an actual horror story. 😂

A few quick reminders before the trick-or-treaters show up:

👻 Clear the walkways. Those cute decorations aren't so cute when someone trips over them.

🎃 Turn on the lights. Make sure little ghosts and goblins can safely find their way to your front door.

🕯️ Skip the real candles. Battery-operated candles give you the same spooky glow without the fire risk.

🐾 Keep pets somewhere safe. Between the doorbell ringing 400 times and strangers in costumes, even the friendliest dog can get overwhelmed.

And one more thing… if you're driving Halloween night, slow down and keep an extra eye out for kids crossing the street!

Now for the important question…
