If you're wondering whether it's a buyer's market or a seller's market, these numbers tell the story.

🏡 Median Sales Price: $630,000
📋 Active Listings: 822
⏱️ Median Days to Contract: 12
📈 List-to-Close Ratio: 74.6%
🔥 Months of Inventory: 1.8

So what does that actually mean?

Even though inventory has been growing, Washoe County remains firmly in a seller's market. With only 1.8 months of inventory available, there still aren't enough homes to meet buyer demand.

Homes that are priced correctly and show well are moving quickly, going under contract in a median of just 12 days. And with nearly 75% of listings successfully making it to the closing table, buyers are still actively purchasing homes across the county.

The biggest shift we're seeing isn't a slowdown—it's balance. Buyers have a few more options than they did a year ago, while sellers continue to benefit from strong home values and steady demand.

The takeaway? The market isn't crashing. It's normalizing.

Here's what happened in the Sparks housing market during May:

🏡 **Median Home Price:** $559,500
⬇️ Down 1.0% from April

🤝 **Closed Sales:** 118
⬇️ Down 16.9%

📋 **Active Inventory:** 259 homes
⬆️ Up 5.7%

✨ **New Listings:** 183
⬇️ Down 3.7%

⏱️ **Median Days to Contract:** 15 days
⬆️ Up 15.4%

💰 **Median Sold Price Per Square Foot:** $324
⬆️ Up 8.0%

So what does this actually mean?

The Sparks market is showing signs of becoming a little more balanced. Inventory is growing, giving buyers more options, while homes are taking slightly longer to go under contract than they were a month ago.

While the median sales price dipped 1%, that's a very small month-to-month adjustment and doesn't indicate a declining market. In fact, the price per square foot increased 8%, showing buyers are still paying strong prices for homes that are priced correctly and show well.

For buyers, there may be a little less competition and a few more choices than we've seen recently.

For sellers, homes are still selling, but strategy matters. Proper pricing, preparation, and marketing are becoming increasingly important as buyers gain more options.

The biggest takeaway? Sparks remains a healthy market with strong buyer demand, but we're continuing to move toward a more balanced market that benefits both buyers and sellers.
