😱 Media is saying Rates are now over 7% 😱
First off- no . Lol
So many folks in the industry are panicking. Here's why I'm not.

#1. There is no such thing as a BAD market. There is only THE market. Sometimes it's good for buyers, sometimes for sellers.

#2. Buyers have real leverage right now. We're seeing homes under contract $25k below listing, with 4% seller concessions, and still appraising at or over purchase price.

#3. I don't let the market dictate my mood. Even in the "worst market," millions of homes still get bought and sold. We have 22 home buyers scheduled this month alone.

#4. Being an advisor means talking a lot less about rates and a lot more about where clients are comfortable on a monthly payment. A flashy low rate makes for great conversation with friends. Comfort with your budget is what actually matters.

#5. Every "worst market ever" headline I've read since 2015 was followed by someone closing on their first home that same week. Headlines sell fear. My job is to sell certainty.

#6. I'm not competing with the market. I'm not competing at all. I want to help clients that are ready to have real world conversations about their budget and their long term goals.

Even if we went back and asked someone who bought at peak interest rates- not one of those buyers would say “I wish I hadn’t bought.”
The only regrets buyers have in real estate is not starting sooner.
