BEFORE YOU FALL IN LOVE WITH THE HOUSE…

One of the most important calls you can make BEFORE putting in an offer is to your insurance agent.

A home being for sale does not automatically mean it will be easy—or affordable—to insure.

Here in Central Oregon, things like wildfire exposure, distance from firehouse, protection class, the age and condition of the home, roof, rebuilding cost, prior losses and individual carrier underwriting guidelines can make a HUGE difference.

I’ve seen buyers get all the way through the excitement of finding “the one,” only to discover that insurance costs thousands more per year than they expected—or that their insurance options are extremely limited.

And unfortunately, that can change the numbers enough to affect the entire purchase.

💡 So before you make that offer, make one more phone call.

Give your insurance agent the property address and let them take a look. Find out whether the home is insurable and get a realistic idea of what that insurance may cost.

It’s much better to know BEFORE you fall in love, make an offer and start planning where the couch is going. ❤️🏡

Buying a home should be exciting. A surprise insurance bill shouldn’t be the thing that takes that excitement away.

😂 A little Friday insurance humor…

Mortgage broker: “Their homeowners insurance should only be $100–$150 a month.”

Car salesman: “Oh, you’ve got 30 days. You’re covered.”

Insurance agent: 👀

Well shoot… when did everybody get their insurance license? 😂

I promise I won’t tell your clients what their mortgage rate should be or how much they should pay for their new truck.

In return, please don’t tell them what their insurance “should” cost or what coverage they “automatically” have. 🤣

Wildfire zones, protection class, rebuilding costs, underwriting guidelines, carrier eligibility, coverage limits, deductibles… there’s a whole lot happening behind that little number on an insurance quote.

Different professions. Different expertise. Same goal: taking care of the client. ❤️

When was the last time you actually reviewed your homeowners insurance?

Construction costs change. Home values change. Roofs get older. You add things, remodel things, buy things — and your insurance doesn't automatically know any of that.

A good policy review isn't about selling you more insurance. It's about making sure the policy you already have still makes sense.

Okay, I might be a little biased because they’re my son and son-in-law… ❤️

But I’ve also seen the work they do, and they truly do excellent work. They take pride in what they build, they work hard, and they care about doing the job right.

So yes, proud mom here 🙋‍♀️ — but I wouldn’t recommend them if I didn’t believe in the quality of their work.
