BEFORE YOU FALL IN LOVE WITH THE HOUSE…
One of the most important calls you can make BEFORE putting in an offer is to your insurance agent.
A home being for sale does not automatically mean it will be easy—or affordable—to insure.
Here in Central Oregon, things like wildfire exposure, distance from firehouse, protection class, the age and condition of the home, roof, rebuilding cost, prior losses and individual carrier underwriting guidelines can make a HUGE difference.
I’ve seen buyers get all the way through the excitement of finding “the one,” only to discover that insurance costs thousands more per year than they expected—or that their insurance options are extremely limited.
And unfortunately, that can change the numbers enough to affect the entire purchase.
💡 So before you make that offer, make one more phone call.
Give your insurance agent the property address and let them take a look. Find out whether the home is insurable and get a realistic idea of what that insurance may cost.
It’s much better to know BEFORE you fall in love, make an offer and start planning where the couch is going. ❤️🏡
Buying a home should be exciting. A surprise insurance bill shouldn’t be the thing that takes that excitement away.
