Mortgage rates moved quite a bit higher last week as rising oil prices added to inflation concerns, and both wholesale and consumer inflation showed prices picking up again.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗹𝗶𝗸𝗲𝗹𝘆 𝘁𝗼 𝗺𝗼𝘃𝗲 𝗵𝗶𝗴𝗵𝗲𝗿 👎
Mortgage rates could push to new highs for the year this week, depending on how markets react to this week's Fed meeting and what happens in the Middle East and with oil prices. It is extremely unlikely that rates have any chance of moving lower this week.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• The Fed: Markets expect the Fed to hike its policy rate this week to fight inflation, and mortgage rates have already priced in that move. If the Fed hikes as expected, it could actually help mortgage rates. However, if the Fed holds off and doesn't hike, markets could react poorly over concerns that inflation will remain unchecked, pushing mortgage rates higher. That's right, a Fed rate hike is actually favorable for mortgage rates this week.
• Middle East: Continued violence could push oil prices even higher, which would put additional upward pressure on mortgage rates.

Mortgage rates continued to creep higher last week, helped along by rising oil prices and markets pricing in a possible Fed rate hike this month after Fed Chair Warsh's comments in Jackson Hole and stronger-than-expected jobs data.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝘄𝗼𝗿𝘀𝗲𝗻 👎
This week features a focus on inflation, and if it comes in higher than expected it will pressure rates higher. Rates will also be influenced by oil prices, which continue to rise. It looks likely that mortgage rates will continue to creep higher unless something unforeseen happens this week.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• The Fed: Mortgage rates currently reflect about a 60% chance of a Fed rate hike this month, and if inflation comes in hot, that could increase. Mortgage rates rise ahead of actual Fed rate hikes, so if markets anticipate a hike after this week's data, it will push mortgage rates higher to end the week.
• Inflation data: Wholesale inflation data comes out on Thursday, with consumer inflation data on Friday. If inflation comes in hotter than expected, it could push mortgage rates up to end the week.
• Oil: If oil prices continue to rise this week, it will pressure mortgage rates higher.

Here’s something every potential homebuyer needs to know:

You may NOT need 20% down to buy a home.

Depending on the loan and your qualifications, you may be able to purchase with:

✅ 0% down through certain VA or USDA loans

Rates have been pretty stable this month but ended last week near their highest levels. Most borrowers wouldn't see a change in rate, but may see a difference in the credit or points needed to get that rate.

Rates could move higher this week as oil prices rise on increased tensions in the Middle East and markets worry the Fed may hike rates at its next meeting. Any increase may be small, but it's tough to see rates moving much lower from here.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• The Fed: Fed Chair Warsh's Jackson Hole speech last week raised concerns that the Fed may hike rates as soon as the next Fed meeting in September to fight stubborn inflation. There is some concern the Fed may hike rates twice before the end of the year, despite upcoming midterm elections.
• Labor data: Several jobs reports come out this week, with Friday's BLS jobs report being the most important. The report will show how many jobs were created in August as well as the unemployment rate. Weak job numbers could help mortgage rates, while stronger numbers could increase the chances of a Fed rate hike in September.

Changing jobs doesn’t automatically mean you can’t buy a home, but the timing matters.

If you’re starting a new job, I’m going to need to know:

👉 When is your last day at your current job?
👉 When does the new job officially start?
👉 What will your new pay be?
👉 Are there any conditions you still have to complete?
👉 When are we planning to close?

Depending on your loan type, we may also need an offer letter and additional documentation before we can use that new income to qualify.

This is one of those situations where I’d much rather you call me before making the change than tell me after everything is already in motion. 😂

Although mortgage rates crept slightly higher, the move was small and rates really aren't much different from where they've been the last few weeks.

𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝘄𝗼𝗿𝘀𝗲𝗻 👎
Rates aren't likely to make any big jumps this week, but could creep a little higher depending on oil prices and the outlook for long term bond yields. If yields rise, mortgage rates will creep higher with them. The most likely way we could see rates surprise us and move lower would be a breakthrough in the Middle East that helps drive oil prices down.

📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• The Middle East: There's no end in sight for the impasse with Iran, which means we're unlikely to see an increase in shipping traffic through the Strait of Hormuz that would help bring oil prices down. Elevated oil prices will continue to put upward pressure on mortgage rates.
• The Treasury: Treasury Secretary Scott Bessent is looking for ways to bring down longer-term bond yields, which could help keep mortgage rates from moving much higher or even help them improve slightly. However, it would take something significant to push bond yields much lower and bring mortgage rates down.
